what is up with ny living solutions???

Discussion about
People, go to the NY Times, Craigslist. Do a search Downtown, or Financial District, or Midtown West. What will you see? A sea of their "listings". This is a super small company with maybe 50 agents. How could they have over 1000 listings? Anyone here deal with them? I have been in this business long enough to see garbage when I see it, and this place stinks! There are some super brokers out there, but I believe companies like this one play a big hand in the way brokers are percieved. Many of their "listings" seem completely made up.

I am surprised nobody has weighed in. I guess this forum considers what this company does par for the course. Pathetic!

i have not done anything with them -- however their ads are obviously misleading and hence I saw no reason to follow up -- they are idiots who think that putting up misleading non-informative ads will draw a client to them -- may be a sucker or two
i hit skip or delete when I see one of their ads
I suspect that are trying to market properties listed by others and list them at lower than listed prices to draw interest
The reason no one is responding to you is because they know and dont care to waste their time

Well plenty of people dont know. They just took Citi-Habitats retail space in the Financial District. That means those B.S. ads are getting people. It is just amazing to me how they control the NY Times and Craigslist, yet brokers out there trying to do this job right get that much less exposure for their sellers. They have fake pictures, fake prices, and get these people to call them. I think that trumps any issue this forum would have with 407PAS or agentrachel by far.

Can't some brokers call the NYCREBTYNVHUJMB.. .whatever group keeps the moral compass for RE brokers and revoke the license of these idiots... it's like a cut and past an ad for a porsche from Manhattan Porsche and walk my client into the store and ask for 3%.... don't you guys police yourselves at all... or does all the union dues go to fund the crazy lifestyle of Laurence Yun?

Now that guy, I'd pay to see in a RE related porn movie.... not that I swing that way... but maybe a beastiality one with him on the receiving end :)

I have been trying for the longest. After reading the 407PAS thread I figured they'd get torn apart here. The response I am getting from this site is the same I get when I bring this up in the R.E. community. This forum has enough people passionate about real estate who could bring them down.

I dealt with NYLS. Few of their ads are of actual units. They take marketing materials from developers and post them as their own listings. Used strong-arm sales tactics on me, lots of pressure to buy very expensive units. They showed me all failed buildings like 20 Pine & Jasper.

I stopped using them & eventually all brokers.

I called on 3 separate ads they have up on NY TIMES today. Each ad had a different person answer. When I asked for the address they would not give it. When I asked why the floors in the pictures were different in the livingroom and the bedroom they said it wasn't the exact picture of the unit. When I asked if they could show it to me, they asked what I was looking for and how much I could spend. I said i wanted to see the apartment they are advertising and they said they would send me a list of things.
If people think this is OK, then lets just let it be. If not lets see what can be done to bring this company out from the shadows so everyone can see how the scum of this industry operates.

I think the reason you are not getting a lot of replies is that if people are not familiar with NYLS (I wasn't), they may think you are just complaining about NY lifestyle and ignore the thread.

If people took 5 minutes to do a little research on this company, this thread would turn out 1000 posts. This company epitomizes everything people hate brokers for.It is disgusting how this company continues to fly under the radar.

You can file a complaint with the NYS Dept of State. It's revolving-door justice that enriches the State of NY, but they the agency will have to take the time to go to the hearing and pay fines.

I don't understand . When a broker firm like this shows properties on their website. is i usually something for which they have some kind of exclusive contract with the seller?...and, is there a multi-listing service that any broker firm can choose to in effect link to and show even though they have no contract or contact with the seller more than any other.I don't know how this works.

First of all, nothing on their website represents a true listing. They know there are new developments out there with lots and lots of apartments. They find nice beautiful pictures of anything that looks like an apartment, and stick a loud headline on an ad with an unrealistic price. Like a 2 bed 2 bath new condo with floor to ceiling windows in SOHO for 600K to get unwitting buyers to call. When they do, they just find out how much they can spend and try to find them something else can you say bait and switch?

Here is an example of them advertising an apartment at 88 Greenwich street which is not their listing:
First, the apartment price is really $1,095,000 not $950,000 as they say.
Second, look at those ridiculous apartment features mentioned. Basement..really? Yard...really? Fireplace...really? Bonus/Rec Room...really? High Vaulted Ceiling...really? etc...
Third, They advertise it to be searchable as a 2 bedroom, but clearly they say it is a 1 bedroom with a home office + 1 bathroom. Actually the apartment is a true 2 bed 2 bath.
Fourth, The description and pictures are copied and pasted from the buildings marketing.
Fifth, You call them on the phone and they dont even know what they are advertising! This is ridiculous and it has to stop!

Yeah, they are EVIL. THIS is actually a no fee listing via CitiHabitats - I know because I SAW THIS EXACT APARTMENT this weekend!

jason, I hear you, but this company survives by lying, and misrepresenting other peoples's listings. If they were unable to do this, they would actually have to be real estate agents! They seriously do nothing but take a call and bring a buyer to someone else's listing. Thats it! They lie about the price, they steal pictures and verbage from developers marketing campaigns, and have no clue about the business whatsoever. They make people hate brokers by knowing nothing about the units they advertise. By just ignoring them you are helping them.
