New search criteria. available criteria price Price per F2 (new) streeteasy moderator? how will this work if the F2 is known to be inaccurate? Is there a new emphasis on honest F2 being published by the big brokers? Seems odd, because I think there is a clause in NY State licensing that prohibits honest F2. However, if SE has convinced the industry to overturn this law, SE should receive a Nobel prize. This would be the biggest change in the industry since requiring agents to be out of work waiters/waitresses.
Don't see much point to the new search, since figures are either absent, incorrect, estimated, incapable of being defined, etc.
But then, I wouldn't buy a rug by its price-per-square-foot, either.
Are you kidding? This feature is incredible, and no less "truthy" than the data you get from an asking-price search. The rest is due diligence and a laser measuring tape. Same as all listings.
Also amazing is the 'total monthly cost' selector.

HOLY mother of all that is pure in RE... this is the best thing since newspapers for NYC RE.
The more psf drives the market, the more it becomes the de facto determinant of "value" in this illiguid/opaque market and the less we will need the "value" of RE brokers.
Think about it, when they created the "ounce" gold became much more liquid as did the invention of the coin (and the little nubby cut outs around it (it kept people from "shaving" a bit of the rare stuff on each go around - a real issue in the old days)). Now Juiceman/Stevehjx et.al. can stop arguing about statistics.... this number and what actually constitutes "actual interior" square footage.
The final nail in the RE brokerage model will come from a company that becomes the de-facto "measurement" company that all parties can agree to.... similar to "title insurance" and we can kiss 95% of realtors and their ilk goodbye.... it's sad but true... very similar to how the travel agency got disintermediated... :)
Oh I love it too. It would be interesting to track the number of listings above and below 1000 psf over time.

Can't tell you how many times I've had to look at a floorplan to determine if I want to look at it or not, and w/o sf it is hard to differentiate between a true 3 bdrm (need to be at least 1500sf) and a hacked flex three at 1200sf.
The next logical search criteria would be search for all 3 bdrms on UWS greater than 1500sf and less than $800psf.... that's my search criteria that I literally have to compute in my head.... and I've got so much junk in there... suffice it to say I gotta get past all my dirty thoughts, next week's schedule and my inner snarky comments to do this computation... :)

but many listings have no sq ft and those that do are always exaggeragted by an unknown and seemingly random factor. would be like showing the price in rubles with no known exchange rate.

alan... so true hate the 1600sf 3bd w/ 1 bath... feels too old country :)
columbia.... the no sf listings will disappear as people move away from looking at them... it's like a used car, if it doesn't have a carfax.... people go to the next one....
The more people walk in and say "what is the usable INTERIOR square footage, and does that number only exclude structural walls" then we have a number from which to value the property. Then it's just a simple correction for:
1) Amenities;
2) CC/RE tax;
3)view/light;
4)noise;
5) and whatever floats or sinks your boat.
