Although every fucking idiot who does contact me off SE thinks they can play "make a deal", which they can't since all of the listings are exclusives. what's a rental broker? i can and do sell apartments. two went into contract so far this summer. i have one going into contract where my end is over 400k.....that's a pretty big number

Wow. I leave for 7 hours and I got a thread with my name and a zillion posts. That's a first. Ok. So, first I apologize to anyone whose feelings were hurt or who thought my words were too strong. I suppose I could have taken more time to chose them. But the manner in which it is deemed acceptable for most brokers to stretch the truth, deceive, ignore truth in advertising as a basic ethical obligation is infuriating. Stumbling upon the Prudential Elliman agent's posts for 30 Fifth Ave. and seeing how deceptive the 4A ad is just put me over--it shouldn't be my job to figure out the games a broker or agency is playing. they simply shouldn't be doing those things. Posting photos of what an apt could look like without explicitly saying that's what you're doing is not ethical. Apt post photos are not "serving suggestions"--they are supposed to be relatively accurate, if idealized, images of the actual apartment. And please don't just say the text says it is an estate sale and that clears it all up. No. The photos show a room that doesn't even exist in 4A--a dining room. Plenty of estate sales post actual photos that look half decent even though in person the place is a wreck. One could easily have concluded that was the case here.

Wanna say it was inadvertent? Well why is it still unchanged? Maybe now that these threads are here and the discussions continue we'll see a change to 4A's photos tomorrow. Don't want to be called out? Then don't do things that warrant it. There is no justification for the slight of hand at work on the 4A listing, be it intentional or the result of sloppiness.

I think SE deleted the thread with the agent's name, and that's fine. I understand why. But brokers must police themselves better or the industry will continue to be regarded with the low esteem it is currently accorded in most quarters. The kind of deception or sloppiness evident in the example that started this is just the sort of thing that tarnishes brokers. Circling the wagons is not the right response.
