A brand-new luxury rental building at 517 W. 134th St. in West Harlem, near Columbia University’s new Manhattanville campus, is now offering five apartments via an affordable housing lottery. The deadline to apply is Jan. 24, 2018.

Four 1-bedroom units are being offered at $950, and one 2-bedroom apartment is available at $1,050 per month. Compare that with the other 18 market-rate units in the building, whose rents range from $2,474 to $4,500. This housing lottery is a big deal, putting tenants in one of the city’s hottest neighborhoods at far below market rates.

Qualified applicants must earn 60 percent of the area median income, which puts the qualifying range between $32,572 for a single person and $57,240 for a four-person household.

Apartment features include contemporary tile floors, large windows, and built-in air conditioning units. The building’s modern kitchens are outfitted with stainless appliances, white mica countertops, and nicely contrasting white and wood-grain cabinetry.

Every apartment has its own washer and dryer, and many of these come in their own closets.

The building also features a common roof deck and a limited number of parking spaces. The location between Columbus and Amsterdam avenues means great access to restaurants, shopping and the 1 train.
