I've been combing ACRIS/sold listings for sales of apts in brownstones on the UWS. A few of these have struck me as very good deals if you are ever able to 1) tolerate the stairs and 2) get the neighboring apt. The parlor & garden sell for much more than the 3rd & 4th (or 5th if it exists). Say you get the top floor + roof/air rights for 600k. Doesn't strike me as a bad deal for potentially 3brs.
