insight on 20 West 64th/one lincoln plaza?

So, I did a search, but couldn't find much info. Apologies if i missed a thread. Please point it out if i did. Anyway, I saw a nice apt here, and i love the neighborhood but am unsure abt the building. Decors seemed very outdated. Hallways smelled like urine, and all the residents that i ran into seemed very old, and very likely living in rent stabilized apartments. So, I would really appreciate any feedback from those of you that are familiar with the building. I understand that the sponsor still owns a lot of the apts. Will that affect the ability to get a mortgage. Any plans on modernizing the building/hallways? Is this building mostly rentals? Would you recommend this building?
