Sale at 311 East 3rd Street #24

Hey guys, I was hoping I could get some opinions on this co-op. I was interested in it, but it looks like it has been on the market for quite a long time, along with a price drop of over 100k(from 429k) down to 305k. Apparently the next door neighbor's selling their unit as well, but for 415k. Looks to be the same size. Maintenance is super low at $310. I've been looking for a while and this just came into my peripherals, although it does say it is in contract. Prime area too in Alphabet City. It was last listed in '06, does anyone have access to what it sold for? Thanks
