downsizing coops

Discussion about
We are both retired. We are in a 2B full service coop.It needs renovation. And would like to downsize to a 1B in with a cheaper maintenance. It makes sense to get 1B move and then sell 2B. But how to finance? Or do we at 1B contract say "closing depends on selling current coop?" What is usually done?
