Better to Rent With Roomates + Invest than Buy?

Hi, I have money saved for a down payment, enough to get a mortgage in the 300-400k range but it seems better to put my money in a brokerage account with 5% growth and continue to live with roommates. Is this generally a better idea? I know this is not apples to apples on paper I also think that in my case, it actually is, as for me there is no real qualitative difference from living alone or with roommates. thanks
