80% LTV co-op refinance

I am looking for a lender who will do an 80% LTV refinancing. I have a $950k 1st and a $100k HELOC, but my apt value has depreciated in value and I do not want to pay down or go through the hassle of getting the HELOC to subordinate. Anyone know of any lenders who will do i) an 80% LTV co-op refinance and ii) any who will consolidate my two loans?
