Hi everybody, I don't know how useful this may be, but I'll start it anyway. The idea came to me when trying to refute LICComment's statement "Any decent 2br in Manhattan was over 1M by 2003". I know, I know, why bother? But I couldn't help it and listed 4 sales in 2004 which kinda crushed his argument unless you get uber-picky in defining "decent". I know, I know, why bother? But I couldn't help it and listed 4 sales in 2004 which kinda crushed his argument unless you get uber-picky in defining "decent". Anyway, I thought it may be useful/informative to pool information about sales closed in 2003-2004-2005 on a thread, similarly to what is done in the price choppers thread. I think that may be informative for anybody who doesn't realize the size of this bubble and how little we've gone down thus far in terms of what would be a reasonable correction. Anyway, the 4 sales I posted were: 1641 Third Avenue #27F 330 East 79th Street #4A 444 East 86th Street #18B 402 East 90th Street #1A 2-3 brs in UES in 2004. [less]
