I've just started looking for a 1 BR rental in chelsea. Most of the high rise buildings (bunch on 6th ave/mid 20s and 23rd/11th ave) I have checked out have been offering only 1 month free; I have been assuming as the time to rent the apartment gets closer they will be willing to offer 2 months free. Is that the best deal I'm going to get or should I be pushing harder? What's the best price I am going to get for a place listed at $3000-3200? Places in hell's kitchen seem willing to negotiate; in chelsea I'm finding it a lot harder. Any comments would be helpful; I'm finding it very difficult to find info on comps. I do not want to use/pay a broker.
A friend of mine recently signed a lease in Archstone Chelsea for an alcove studio for $2715 plus one month free, no security deposit, and six months free in the building gym, but I don't know what they are offering for their 1 BR apts. I would guess, as the summer comes and passes and they realize that the price increase they were hoping for cannot be sustained, that they will be willing to negotiate more. When are you looking to move in?
that doesnt sound like that great of a deal; its basically just what they offer you if you walk in; gyms most places are including for free now days. im looking to move in july 1; was hoping for much lower rents; seems like i might have to consider cheaper areas further north.

ChelseaApt, I think you should be able to negotiate down quite considerably. Many of those big buildings have had a lot of apartments that are vacant and have been for quite some time. I've heard anecdotally that a friend of a friend negotiated down his rent by 30% all-inclusive off the list price (including 2 months free over 2 years) by signing a 2 year deal. Now that was for a convertible 2 but you should probably be able to get 20-25% off the list price ie $2250-2600 net effective rent for a 1 bedroom.

Remember the days when you could rent a studio in just about any Manhattan neighborhood south of 96th Street for $1000/month, and a 1-bedroom for $1500?? They weren't that long ago -- those were the listing I was poring over in the Village Voice when I first moved here in 1995.
