Hi, I'm trying to find out what prices are currently like for 1 Bdrm (at least 650 sq ft) luxury (or near) condos in Long Island City (such as the Avalon Riverview). From various RE listings it seems the rents have gone down a bit. My question is, would it be at all feasible to find a decently sized 1 Bdrm (as described above) for $2,200/mo or less? In addition, I have a car; what are garage prices like at these places? The garage at Eastcoast is $200/month, $250 if you want a reserved spot. Not sure about the Avalon but it should be about the same, and I seem to remember seeing some promotion regarding parking advertised on their website. I think $2,200 is possible, if you take into account the 1 month free rent that you are likely to get.

i negotiated free parking with rockrose. renting in their condo building.
Btw, those Craigslist posts are from brokers, I wouldn't take them at face value, what they call a 1bdr could very well end up being a studio or not exist at all. You're better off going to the leasing offices directly and negotiating yourself. I think rockrose offers free parking for the condo rentals, but not for the rental buildings, at least I haven't heard of that yet (but would be interested to hear).

I realize this may be a bit much to ask, but any suggestions on condos to contact/look at for renting?
kcw-just walk into the rockrose rental office on center blvd. someone will show you around then you are seated with an in-house broker to negotiate. i negotiated a 10% rent reduction and free parking but couldn't get free gym. oh well. the condos at the View at 4630 center blvd are the nicest apts they have. the other buildings are fine and rents are cheaper.
cfranch, if you don't mind my asking (I wish I could just send a private message), how recently did you negotiate your lease?

I agree that the Rockrose buildings are the best bet in the area, but if you want to broaden your reach you can also go to the Avalon (Riverview and Riverview North) leasing offices, I noticed today that they stopped showing the list prices together with the floorplans on their website, which probably means further cuts. I've seen a lot of moving vans over there, and most are moving out, not in. In addition, you can find the listings for Powerhouse here on SE and contact the brokers handling those. In my opinion the Powerhouse apartments are nice but still overpriced, and the location/view is not as good as the other buildings mentioned, not to mention that their "garage" is just a parking lot outdoors and the most expensive around.
kc-in my building i don't think there are apts smaller than 750sq ft. i am paying 2550 for a hi floor 1bed, with 11ft ceilings and killer views of manhattan. i think the rental buildings are cheaper and they are offering free months rent as well. beam makes some good points above. i was also ready to sign at powerhouse but owner flaked out on negotiated price so i walked.
