yes you are probably right to some extent, aboutready, but retail real estate is very high risk these days, more so than multifamily.
if you're a property owner who has retail, the threat of losing a tenant is much more dire than if you're an owner of an apartment complex who is losing some renters.
For one thing, there are fewer retailers (tenants) than there used to be; a lot of them have consolidated, merged, declared bk, etc.
For another thing, retail landlords usu collect some of the sales revenue from the stores as part of their income, and that income is down because consumers are spending less. This is inocme reduction for the landlord on top of the rent concessions they are giving away.
So all in all, retail tenants have more leverage with their landlords than residential tenants.
That said, however, apartment landlords are making rent concessions too, and I wholeheartedly agree that apartment renters should get tough and demand reductions.
