Discussion about
Does anyone know of any buildings in the UWS (PS87 prefered) that have a children's playroom? I am trying to find a 2 or 3 bedroom apartment for under 1.4 that would be great for a family (2 kids) Thanks!

I think that the Level Club condo (253 West 73rd) has a children's playroom.

Schwab House (11 RSD) is the no-brainer option. Charmless, but cost-effective, and zoned for 87.

If you like new construction, and PS199 is OK, you might consider making an offer on one of the Columbia-owned apartments at 200 WEA. The University seems eager to unload them.

At 755 WEA (zoned for PS 75), you can get a pre-war classic six for under $1.3MM - probably well under at this point. The playroom isn't the greatest, but it's adequate and I think it adjoins the laundry room - convenient for keeping an eye on the little ones.

90RSD is out of zone (great playroom though). Harrison; Lincoln Towers (199) - great kids' outdoor playgrounds & playrooms.

It does, but the maintenance charges is through the roof. Big mtge, I believe. Rent there if you must. Don't buy. We got very lucky 3 years ago. We signed a contract, sellers had cold feet (ultra rich family not willing to give up their "pied-a-terre").

140 RSD (the Normandy) has one. Not sure about the zoning.

Agree with 10023 on Lincoln Towers: terrific facilities for children. We all rag on LT, but 205 WEA really is quite nice.

I wouldn't buy in a building for the playroom. Your kids will only need a playroom for max. 2 years.

Right. Tell that to the 8-year-olds playing cowboys and indians in our hallway. Playrooms are good things.

They are, but I've NEVER seen a playroom with 8yos. They get very dirty looks from the parents/caregivers of toddlers. Best 8yo playrooms I've seen are the ones at 90RSD (has a mini bball court) and 155W70 (big enough to accommodate the older kids).

Tell 'em to ignore the dirty looks. But yes, it depends on the playroom--not all are set up for the more rambunctious crowd. That said, if you've got a toddler or two, the communal playroom will definitely be a boon at least through age five or six.

Of course you would. But when mommy's cooking dinner and wants some peace and quiet, the playroom is worth its weight in gold.
