this listing seems totally mispriced. Unit 2E sold in early 06 at $1.895 and it was in mint condition. What am i missing?

The sellers may attach a great deal of value to eight floors' worth of light and air.

Or the cut-up from the original E may vary. 10E has the second bath accessible only through the public hallway, and 2E couldn't be worse than that.

I love this building, and follow sales closely. 10E is missing 2 bedrooms, 1 maid's room and its original private hallway. None of the apts in the Dorilton have great views unless you count the ones overlooking Amsterdam/Bway, but then you have the noise and fumes. At the very peak of the market, a unchopped up E line went for over 3m? The owner/broker is pricing this apt as if it were whole and subtracting the value of the missing rooms.

My bad. It's missing 3 bedrooms, not 2, and a maid's room. Delusional indeed.

Wow, I didn't know there were any un-cut-up E lines.

When we were looking I saw one of the Edwardian fives. Great bathroom, with three of the walls above the tile wainscot being panelled with bevelled mirrors. Original, I think. The dining room, though, had had its woodwork screwed up, and I knew I'd never be able to get the fumed oak to match.

I'd say not much. Some sellers simply can't let go of the myth of continual real estate appreciation. That place looks both tiny and awkward considering the price.

http://www.streeteasy.com/nyc/sale/46338-coop-171-west-71st-street-lincoln-square-new-york (6DE). A few years ago, there was another intact E apt offered by various brokers (I think BHS, Sloane and/or Fox).

I don't know if the E line ever gets great views - there are a lot of midrise prewars in the way. On the other hand, the view isn't displeasing - brownstones, yards, other prewars. The adjacent building, 167 is about 6 floors (?)

There is a link on SE to a BHS listing for the other intact E line I was referring to. I don't think it closed, so it may be 6DE that was advertised by another broker.

I'm being reminded how much I love this building. The 2 PH units (E & W) have been on the market in the last 5 years. While they lack the oak-beamed LR, they also have great outdoor space and are setback from the noise & pollution of Bway.

10023, since you follow the building, checking on some RE gossip: i ahd heard that several years back, ?Daryl Hanna? had bought a unit and gutted it, turning it into an "uptown loft"* . but th eboard was so incensed that she had ripped out all the detail that the building was famous for banned gut reno's after that. Ever heard anything that would suggest any truth to that?

* one of the best lines I ever read in ?NY Magazine? was the definition of NY Yuppies were people who moved into lofts in Soho in the 70's and put up lots of walls to turn them into apartments and then in the 80's moved to the UWS and bought classic 6's and 7's and knocked all the walls down. I remember back then having visited more than a few UWS units where you could still "read" the original floorplan in the wood floors because they didn't put in new floors and you could still see the room outlines from the borders.
