Discussion about
Moving to NYC in September, am I wasting my time looking for apartments in July? I hear the prices are going to go down the next couple of months. New to the whole big city living thing (from the midwest). Just trying to get as much knowledge as possible going into it. Josh

You may be better off buying an apartment unless you are only coming to town for a year.

cbacon: Are you seriously suggesting that buying makes sense for somebody who expects to move after two-three years? Even in a stable market, transaction costs in NYC generally make quick flips a losing proposition.

Josh: Rents and sale prices are currently very volatile, and the thin volume during summer will make it even trickier to read the market's near-term direction - although I personally agree that the general trend remains downward.

If you're looking for a rental, the main problem is that most landlords want tenants for immediate occupancy, not September. The good news is that you haven't missed the boat. If possible, you might use July to research neighborhoods and buildings, and then zero in on specific listings in late July or early August.

If you're hoping to buy, you have the opposite problem: it's going to be challenging to find a place and close by September 1 - especially on a coop, and possibly even on a condo unless you're a cash buyer. Considering your lack of familiarity with the city, buying seems ill-advised, unless you have very deep cash reserves that you don't mind depleting.

Josh...you're coming to NY at the perfect time to rent...you have July to map out your strategy...don't go through a broker...there are many deals to be made directly with the management company and if you scroll through SE you'll be able to get a listing of the different management firms...they're negotiating much lower rents and are giving 1-2 months free. I have definitely noted a bias toward rental options, and I see the question was about renting. I'm also looking on the UES and I think it might be a good time for buying given how far we are off the peaks.

On that note, does anyone know if The Concorde has a management company? Or do you have to go through a broker? Their 2 bed/ 2 bath apts are far cheaper than most on tne UES.
