Referral for Architect/contractor for 850 loft

Discussion about
Appreciate recommendations on architect/contractors for gut reno of a 850 loft. We are looking to redo the bathroom and kitchen, as well as new hardwood floors throughout the unit. Looking for streamlined design. Also, time and cost is a factor. Looking to complete the entire job for under 50K in under 6 weeks. Appreciate any suggestions/referrals!

I have been a licensed real estate broker for approximately 24 years. My exclusive landlords have used numerous contractors over the years for jobs ranging from 2000 sq. ft. gut renovation Classic Sixes, to little studio renovations. Recently, a landlord we represent exclusively utilized the services of a fantastic contractor to do a very high end renovations of a 900 sq. ft. 1 br, 1.5 baths Greenwich Village townhouse property with vaulted ceilings and skylight, gas fireplace, gorgeous high end appliances and fixtures, beautiful hard wood and porcelain tile floors, lighting work, etc. The apartment was done to the highest level of perfection I have see in quite some time. I would highly recommend the following contractor who did this job:

Just a question - have all you contractor/architects noted the projected budget for this project? 850sf for under $50K? Please, do not lick your lips over your anticipated additional " work orders".

the way my business operates is that the customer gets the same quality and value if they allot
$ 1k, 50k or 5 mil. they're the boss and I respect that. if you need AWO's to make a buck then you did not bid the project properly in the first place.

I have the BEST contractor ever. I finally found someone (after 3 renovations) that I trust explicitly to do a good, professional job. I have referred him to many friends and neighbors and they are all very happy. I'm sure they would be glad to discuss his work with you. He completes project on time, within budget and is nice to boot!

Oh, he also has an architect that he works with-but I have not personally worked with this guy.

Wow! What's with the attitude? I am in the photography field-certainly not construction! Is it not okay to share a good resource on here? ...or are you a contractor who doesn't want his/her toes stepped on?

good retort Tracy, when folks seek advice others politely and generously give it. and just to make sure everybody is aware, I'm in the construction consulting and building business but that does not mean I don't mind helping others without making a buck!!!

Check out Annie's AT Interior Designs at www.annietse.net. She does all design work and with great references to contractors. She did my home renovation perfectly with great ideas.

I'm not an expert.. I work for a moving company so we always just see the end results but 50K sounds like a very low amount.. unless you just want to face lift the space then 6 weeks should be plenty of time...
I would call AMbiente construction and get them to come for an onsite estimate... 646-721-2266 other then them I know of two more companies but I doubt that they'll even bother with a 50K budget.. (they do very high end renovations)

Well, timeline went out the window. We decided to do things in "pieces" instead of trying to do it all in one shot. So far I have done the floor. It was a complete gut job. The contractor ripped up everything down to the steel beams. Laid in the frames, subfloor then the new floor. All together it costs slightly over 15k. I'm very satisfied with the end result. The floor looks great and very solid. So I got 35k left. We'll see how we make out with the rest of the project.

I am a contractor and have several architects that I work with. Some are more expensive then others just like anything else. I am friends with 2 guys who worked for a big company, they did a lot of work at The Plaza and when the recession hit started their own company so they are not as expensive as they should or will be. feel free to email me at primerenovations@mac.com and i will give you several if you want them

850 sq ft gut done by a professional should at the very least cost: $127,500.00 and that would be considered low- medium end.

Most of my projects are usually around $200-$250.00 sq ft for a gut job.

To "hous": as I have mentioned, the floor renovation went excellent. We purchased the floors from Lumber Liquidator and used their installation service. We got 4 different bids for this project and they were the lowest price and did a very good job. Unfortunately I haven't gotten to the rest of the projects. We're working on the kitchen though. The kitchen was demolished when the floor was being done. I ordered kitchen cabinets and am looking for cabinet installers right now.
