Discussion about
I'm looking to rent a one bedroom in Long island city. I was wondering which building you can go directly to. I prefer not to deal with any brokers.

I assume you don't want to use a broker because you don't want to pay a broker's fee. That's why you might want to take a look at this exclusively no broker fee site, http://www.RDNY.com. Depending on your budget, they have 39 no fee apartments listed, with photos, maps, etc. It's worth the free look.

Take a walk around the neighborhood.
Go into each of the rental buildings.

You're not going to get much here.

http://www.nybits.com/queens/long_island_city/

these are all the no fee high rise rental buildings by the water - two avalon buildings and 4705 and 4720 center. just go to their websites to see 1 bedroom availabilities. no need for a broker...they definitely don't add value if you are looking in these buildings.

this link has some of the 1 bedroom listings. you'll have to go on the avalon website for their listings.

good luck!

There are SOME condos for rent too, which is why streeteasy and CL (by owner) are worth a gander too.

Sometimes with "by owner" condos, even WITH a fee, you can get a free month or two equal to the fee to offset it on a LT lease.

wow renting is really cheap in LIC--

seems there's much more of a concession for the poor neighborhood reflected in rents than in purchase prices

I think Jason's suggestion to look at condos for rent by their owners is good. The rents posted for East Coast don't look that cheap. All the studios are over $2100, which will get you a decent studio in the UES, UWS, Midtown. The cheapest 3BR goes for $5350, which is actually MORE than your what you claim to pay for your rental, Wbottom.

"my rental, for which i pay 4950/month--(my rental has 3 full baths, insted of the 2.5 in this place, and is slightly better located, imho)--my rental is a pretty good deal based on the market, but not that good a deal--and my tax bracket, quite low this year, is often quite high".

Of course, always try to negotiate. November is a weak month for rentals.

The rents aren't cheap. Wbottom is just an LIC hater.
