Discussion about
I'm interested in this alcove studio that's on the market right now, but it has not had any reno work done since the current owner bought it in 1980's. What's the price range for re-doing a kitchen that is about 8x8, and bathroom that is 5x8, as well as redoing the ceiling paint that has peeled in several areas, and general cleaning up of the place? In total the unit is about 650-700sft.
It is very difficult to give a price based just on size of the apartment. One rule of thumb is this:
low-end job:$100.00-$200.00
Medium: $200-$300
High: $300-....
That being said, there are ways to cut costs
Shop around, there are some good deals out there
Get discounts from your designer or contractor, whoever is purchasing
I just finished a clients 800 sq ft apartment. She did her kitchen, bathroom, painted wood floors all for $80,000.00 and it looks like high end. So it is doable
I will tell you that usually a bathroom in manhattan wil cost 25-30k Kitchen about 30k as well, cant really give you a price for the painting as it sounds like you need some ceiling repair from water damage or it wasnt primed correctly the last time
Many thanks!
I am going to look like a shill for these people, but we replaced our cabinets in a 7 foot kitchen for $4500 by buying from these people:
http://www.allwoodfast.com/ SOLID MAPLE!
Installer: http://nymag.com/bestofny/services/2008/handyman/ $1000
Appliances incl full size fridge and dishwasher plus installation : a j madison $3500
New counters, supplier's name escapes me; $1500
New sink self plumber, counter guy installed, $300, aj madison
Why would you possibly pay $40K for a job that can be done for around $10K? Money to burn?
Needs advice,
Why would someone buy a Porsche when they can buy a Kia? Did you buy a microwave? or hood? elf plumber? Did you replace the branch lines behind the wall? Did you waterproof on the floor? AJ Madison does have great prices, that I do agree with.
Needs, how much do you think a bathroom costs to renovate?
primer, i've seen bathrooms gut renovated, nicely, for $10K. one of my friends had a "friend" renovate his with glass tile new plumbing, clawfoot tub, etc for $18K and that was too much.
i understand that you need to make your money, but a typical job with competent workers takes 5 business days. 1 day gutting and rubbish removal, 1/2 day plumbing, 3 1/2 days for the rest. $5K should be more then enough for that. i know you'll say it takes longer, but only if you have people who are bleeding the customer. i've seens workers spend 2 hrs placing a tile down, because they were on the phone for over an hour chatting.
Before you jump to any conclusions, check to see what conditions your building would impose on the contractor (or on any renovation).
My building requires all workmen to carry insurance and be certified, and there are restrictions on work hours, and plans must be prepared ahead of time (pref. by an architect) to be reviewed & approved b the managing agent if there is anything that involves changing walls or plumbing/electrical. All that adds up to $$$$.
Ab,
Really? 5 days in Manhattan? In buildings with doorman with 9-5 hours?
Bleeding the customer? lol.
How much do you think a licensed pumber charges for a bathroom? A real one, not someone who uses another plumbers?
My plumber who is excellent charges me $4,300.00 for a bathroom. That includes: removing and replacing all the branch lines back to the riser, installing either a new tub or lead apn for a new shower, new shutoff valves, sink and toilet
Lets talk about plumbing fixtues:
Lets see, my client just bought a porcher tub: 1,400.00
Toilet: Toto $600.00
Showerbody, thermostatic valves: $1,200.00
Vanity: $1,400.00
Accesories: $400
Robern medicine cabinet: $800.00
Tiles: $4,000.00
Thats 14,100 without any charge for me.
I would bet any amount of money that a full gut bathroom renovation in Manhattan can not happen in 1 week. (In a real building with restricted hours)
Ab,
I do not mean any disrespect but you are so off base with this one.
Um, Primer - I just added up and that's NOT $14,100 :)
Unless you mean it's 4300 + material costs.
Yes
The plumber plus purchases that the client made. The 14,100 does not include any general carpentry, installation of tiles etc.
