When do people think these guys will get real? Desirable raw space of 1800 sq ft ex exterior walls and stair at $2.5mm. I would think that $2mm is pushing it.

i don't think $1200psf asking is so far out of line for bond st. with fair maintenance. you definitely pay for the name, but it is a great block. possible flaw - AIR certificate requirement

Thought raw space never traded more than $1000 per sq ft even at the peak in the best location unless you had special views.

Normally I'd balk but it's bond street, owner is going to take their shot and I would do the same. Intl money isn't always in touch with real psf values, they over pay for prime locations (plaza, 515 park, etc.) With the crazy $$$ spent on bond in the past five years or so, I'm really not surprised. Personally, I believe it's a little over 20pct overpriced, but alas, I can't afford it anyway...

why do you think it is raw space? There seem to be bathrooms, kitchen, solid floors and walls. People are living there.

at this price point it is raw as it needs complete renovation of floors, bathrooms and kitchen. Think no central ac.

Needing renovation of bathroom, kitchen and lacking central ac is far from "raw." Raw space---and I have converted from raw space to livable space more than once---includes lovelies like removing urinals from bathrooms and dealing with hanging fluorescent lights from open ceilings, along with rotten windows, overhead heat blowers, non-existent kitchens, and more, more, more.

The property is still overpriced at $2.495mil. The market will have the last word. I do not think a $2million final sale price is unreasonable though. If the seller is willing to accept $2million I'm sure it would have sold by now. Bond st is a very short couple of blocks and its mix of grit and brand new is very chic right now. That combined with low inventory make the location pretty desirable.
