Discussion about
Are there any $2000 studios in one of those high rise buildings in the midtown west end area? (500ish around 42nd Street)

ct1123:

I have a small sponsor studio coming up imminently on
west 45th street between 8th and 9th. Only about 275 ft.
Gut renovated with good use of space and large kitchen.

I;m asking $2095 and have interest from early ads. My
leases contain automatic renewal right provisions, and
I either cap rent increases for 3-4 years or give my
tenants options to extend for that period.

Building has doorman and allows mega-dogs, so I also
take large pets. My rental application is one page and
does not require tax returns or references.

OK rb - you've got to tell us how you buy an apartment for $400. Jeez, that's about the monthly price of garage space in some places in New York.

I just leased one in WorldWide Plaza, so I know they're out there, but they're not 500 sf. Be aware that up-front costs in some of these buildings (processing, move-in, etc.) can be fairly high.

1. the rental market in midtown west seems to have really tightened up lately
2. espedialy in the mid 40's weat of 8th
3. when I backsearched CL the other day 7-`10 days I found almost no current ads under $2000 for doorman studios

midtown west is the new 'downtown'

i was laughed at for saying this couple months back and posting similar article.. but its' true, primarily in West 50's...

...far enough from Port Authority and bulk of tourists, yet close enough to CP, 9th/10th ave eateries/lounges/etc, CPS shopping, and all the gay c*ck you can ask for (as Chelsea is now officially a family 'nabe)

..who wants to take a train down to union square/ev and hang with a bunch of pretentious emo nyu kids or to MePa/GV and hang with your mahwah/short hills nj high school buddies who are in for the wkend..

...when you can schlep over to your favorite brunch spot on 9th with a few of your buddies who most likely live steps away from you due to Midtown West's central (ish) location.

Fabulous gay men still reside south of 28th Street.

Only the Johnny-Come-Latelies live in Hell's Kitchen.

Just sayin'.

Well since the topic came up, I don't play for that team but I gotta tell ya gay men are great tenants. Pay their rent on time, fix the place up nice and classy, have a ton of money and are super neat and clean. Class all around. I've had some gay tenants and it was a win/win for both as they saved/worked their way up to buying their own place. Hope they are all doing great!

nahhhh.. look at all the new parties that opened up..

industry and to a lesser extent club 57 & rooftop have all opened up in HK...

i don't go out as much, but the spillover of nice butt from these venues to my apartment a block away via Grindr and other apps is great.. nothing like gettin tail in my PJ's from my apt across the street.. no drink to buy or try to impress anyone through loud music, location is everything :)

..what's left in Chelsea gaywise are the visitors from SF/Dallas/Chi/etc who want to experience the 'gay mecca' while they go to 'Splash' which caters to nothing but the tourist set as no local would ever go there unless for a private event.. afterwards they use their zagat handbooks to schlep over to some brunch spot that caters to closeted striped shirts/SATC couples, and leased Cadillacs.

... and the farther uptown the more so. Regarding The Gays, anyway.

Yeah, that works great until you get wind up with a pair of handsomely-dressed lesbians without even realizing it. Terrible housekeepers, worse home decorators, they'll rip out your kitchen counters and install Formica counters. Albeit with expert carpentry skills and generous doses of poetry, hummus and cats.
