If I were to rent out my condo and use a broker to get the best deal would you suggest giving the property to 1 broker in each agency? Thanks.

Here are your choices. For starters, you can give it as an exclusive to a broker with a successful renting history, but how would you know to even begin with this. The best approach, if your willing to do this best, is to offer it as an open listing to the brokers you feel would best market your rental. You can offer your property to as many brokers or agents as you would like, I suggest working with those that work your neighborhood. Understand, however, these brokers would not market your property as if it was their exclusive, but would probably to their extent, market it on their websites. In addition to this, you can also market your property yourself through Craigslist.com, and many other websites. You can also decide whether you want the broker/agent to obtain their own fee from the prospective tenant or you would offer them an owner's payment to one month's fee, 12% of the annual rent, or 15% of the annual rent. This is all up to you. An owner's payment would stimulate broker's to take your property into their daily consideration.

thanks knre1, i'm guessing if i were only subletting the apt for several months that i should just prorate the 12% fee to the # of months as owner's fee to the agent?
