Discussion about James Marquis at 101 West 90th Street in Upper West Side
I wonder if anyone else find the super at this building rude and useless. We've interacted with him several times on different issues, and the experience was all bad. He didn't help, not even intend to help, and just kept telling us those were not issues and we should listen to him, in a very rude way. We are looking for a new apartment and will move out as soon as the current lease ends.

how many times is "several" i have spoken to my super 3 times in four years (exluding holiday times when he gets a tip whether I have needed him or not)
perhaps you are just a pain in the ass?
I don't know your super or your problems, but i assume that you know that you will not find a comparable rental value anywhere on the UWS, even taking into consideration the huge con ed bills to do electric heat. for a 2 bdr, even add 450 month during the winter months (which is what con ed told me when i called and got info re bills on various 2 bdrs during 4 winter months), and you still can't' find anything in that price range. just my opinion, and i don't know what your problems are there, and i have never lived there, and i am not a broker. just check it out. and see what you will end up paying for a comparable bldg on the UWS. now , if you are looking to move to the UES, then it'a a no brainer. you can do as well, or better.
me, i decided to forego the value, and some of the apts there have absolutely fabulous views, and i am in contract to purchase on UWS.

aside, it's a Lefrak building, hard to believe, maybe if your problems are serious enough, you could contact Lefrak directly. of course then you will have an even worse relationship with the super. but if the only option is moving, perhaps you should give it a shot. BWDIK.

The Upper West Side is a dangerous neighborhood.
As a tenant, the electric bills are $500 to $650 per month from Nov to March, slightly less in Oct and April. It would be higher if I kept the heat on while I am at home; I am freezing much of the time. The problem is the windows and air conditioner have a large draft and you feel the cold air all day. It feels like the cold wind is blowing through the walls. If they replace the windows and properly insulate the walls, it would be a nice place to live.
Spoke with the leasing office (Jennifer) on FRIDAY about this apartment and negotiated the terms I wanted for the lease. At that point in time I was told there were no applications in for the apartment. Filled out an application (once again) on FRIDAY for this apartment. No response all weekend. Unfortunately, the management company doesn't respect the application process and feels as though it is alright to continue shopping for people who will pay more than the negotiated terms because I was informed today (Monday) that the apartment was rented by someone else over the weekend. TO make matters worse, they tried to convince me to take a different (read: P.O.S.) unit instead for the same terms, or a different one for more money. It shows how respectable this leasing office is. I wouldn't trust this management company at this point at all. If they will lie to you about the application process, what won't they lie about?
any updates on this building? The electricity bills mentioned ($650 a month???) sound unbelievable.
Yes the electric bill will be higher than other places as heat is not included. Other than that don't really have any complaints.
This building is run like a low income housing development. It's poorly built and poorly run. Management is completely unresponsive. The "reasonable" rent does not include heat (!) which in a 650 SF 1 bedroom is upwards of $300 / mo in the winter.( And the windows are old so the cold gets in.) You aren't told until you find it as a Rider on the last page of the lease. The Super is a rude bully. His first answer to everything is "NO". He runs the building like a warden but doesn't mind taking your tips and XMas envelope full of money for service you'll never receive. The so-called outdoor space is surrounded by razor wire to insure no one from the projects next door sneaks over the fence. The garbage is kept right next to it and smells. The area is surrounded by noise and fans. The people who live here are transients as most of the long term residents have been forced out by outrageous rent increases. Good luck. I had to get out just to be somewhere OTHER than here.
I lived in this building for 5 years in a 2BR on a middle floor. I will echo several of the other comments on this thread and add a bit more insight. Power bills in the winter are astonishingly high. I had bills as high as $650 a month during the cold months. Usually I would just choose to be cold at home. The windows are not insulated and leak, as do the through-wall AC/Heat units which are for the most part inefficient 80's era devices. I got a new one installed after my old unit flooded by bedroom and destroyed the floor. To call this a luxury building is a joke. The only amenities are a doorman (who are actually all very nice), a laundry room in the building (card operated, frequently inoperative, will not dry your clothes on 1 load), and an "outdoor courtyard" on the ground floor which is half occupied by the trash dumpsters, the other half covered in plastic grass and cheap plastic lawn furniture with no actual sun. The few times I used this space in 5 years it was generally loud and unpleasant. My interactions with the super were limited, but I heard many complaints from other residents and my roomates.
The management company is another level of horrible. Aside from increasing my rent every year by a totally unreasonable amount (last year they asked for a nearly 10% increase), they are outright fraudulent. They withheld my security deposit when I moved out and only actually issued a check after I threatened legal action. When they finally did give me a check, they withheld almost $1000 for completely fabricated reasons. Luckily I compulsively photograph everything when I move out of an apartment and I'm currently filing a legal case against them. They act like slumlords and should be regarded as such.
Summary: AVOID THIS BUILDING. The rent might seem competitive, but it isn't when you consider all the additional costs this place will throw at you!
WOW!!!!! $500+ energy bill??? HOLY SHIT! That's a pure robbery!I am scared to death now, bc I just moved into the apartment. OMG. Thanks for the heads up although I found this thread way too late. Luckily I have 3 space heaters, so I will use those as much as I can during the cold season instead of relying on their old heater and update on what the monthly bill is.
Any updates on this building? any improvements?
Add a few hundred a month for heat and AC from antiquated and inefficient HVAC system from the Stone Age, and leaky, ancient windows that cry out for replacement.
And, prepare to spend half your waking hours waiting for an elevator. Only 2 for a 20 story building, and one is used for freight and moving in/out.
I loved the super but then again I never had a problem with my unit so I didn't need him too much. All the staff in the building are excellent, friendly people. I agree that paying for heating is expensive but in a studio its not so bad. I enjoyed living here all my neighbors were quiet and most importantly no bugs!
This has been an amazing place to live! We're moving only because we need more space, otherwise, we wouldn’t leave. The building is always spotless, the community is friendly, and the two fast elevators are super convenient. Maintenance requests through the app are handled promptly, and the apartments are bright and filled with natural light. Plus, the Amazon lockers are a huge time-saver. We absolutely loved our time here!
