Discussion about
We are moving back to NYC and we are looking for landlords, who will take our 2 Golden Retrievers. We went up this past weekend to look and came across only 1 place that may take them. We are looking for anything in the Upper West Side or Upper East, Murry Hill, Grammercy, Hells Kitchen and Village East or West. We need at least 1 BR in the $2200-2600 range. We like walk ups and tree lined streets, but anything will be ok. Any suggestions?
If you do a search for "big dogs" in Discussions you will find several useful threads.
As yknp said there have been several threads on this in the past. Most walk-ups for going to be owned by individuals rather than large landlords. They are more likely to have an issue with two (or even one) dog. I recall that the Extell buildings on the UWS and the Related Rentals (there are lots around town) buildings are pet friendly. A lot of there buildings in FiDi would also be fine with two goldens. To be honest - your biggest problem is going to be finding a 1 BR for under $2600. I haven't looked for a rental in a while but my understanding is to find something somewhat nice in a decent location (and certainly with "tree-lined streets") is going to cost well in excess of $2600/month. I would expect a nice one bedroom in a good location is well over $3500/month these days.
To save you the trouble - here are a few places in FiDi that I would expect to be ok with 2 Goldens. 63 Wall; William Beaver House; 75 Wall (these are condos but they have a rental office and rent about 2/3 of the building); 20 Pine (these are condos but there are a lot of individual LLs; I'm sure many of them would be fine with 2 goldens); 200 Water; 95 Wall.
Very very few will allow two large dogs in a smaller one bedroom apartment. Stay where you are or move to brooklyn.
Battery Park City is dog friendly and has 3 listings <=$2,500

You definitely will not find a decent one bedroom at that price where you are looking. Seriously move to Brooklyn and get a decent place near a nice park. I agree that $3500 is your minimum in decent part of Manhattan.
What in the world possesses people to get two giant dogs, then mobe to manhattan?
I don't know about with 2 large dogs, but $2600 is an OK budget for a walk up 1 bed in hell's kitchen, the UES or even the UWS
With the 2 large dogs, the OP would probably be better off with a bigger place in Jersey or Westchester anyway
Broadwall Management- http://www.broadwallmgmt.com/ is very dog friendly and there's no broker fee - they rent direct. Good luck!
http://broadwallmgmt.com/search_results.asp?region=man
I know for a fact that there exclusive brokers attached to at least four of their buildings, so mistake number one.
i also know that they absolutely would not allow two golden retrievers in any of their buildings.
don't spread false bullshit sammygirl
The mistake would be to read any of your BS, jim_hones10. Their apartments are available for a NO FEE if you call them directly. If you ask a twisted broker they will LIE and tell you that Broadwell will refer you to them so they can get steal from you their 15% fee.
I would call all rental managment companies first before going through you schisters, who expect to get paid for doing shit.
What in the world possesses people to read jim_jones10 idiotic posts? I knew there was a reason I hide his comments!
OP- Don't listen to the idiots on this board. While you will have to work a bit more to find an apartment that will take two goldens, there are plenty of them out there.

how many listings do they show, "no fee" or otherwise?
maybe to you it is "doing shit" but the reality is we have listings in this building. so fuck you.

It must suck to be so fucking wrong!
shall i keep going or have i made my point?
What is your problem besides being an idiot. Yes, I know the listing agents, and they will lie and will tell potential renters that the management company will refer you to them. This is an outright LIE. You can do it on your own without a broker. Why does the TRUTH anger you so much. And I'd say fuck you too, but you have probably done it to yourself already, LOOSER!
Yeah you did, now everyone no knows what an asshole you are!
ok, so call Broadwall. Do it now and tell us all the outcome. or go to one of the buildings and see what the doorman say.
and i love retards that spell the word "loser" as "looser"!
You should know, isn't that your middle name?
how did the conversation with broadwall go? did they refer you to their website (with no vacancies shown) or to the exclusive agents for the respective buildings?
You could chose to overpay, but a huge sum to avoid your fee by contacting this building directly:
305 West 50th Street, Longacre House
18-B ALC 2.5/0/1
$3,250
Or you could go across the street (brokers protected!) to 888 8th Ave and get this unit:
2M ALC 2.5/0/1
$2,495
But your smart to avoid that fee!
I know the trump buildings on Riverside Boulevard are very dog friendly and you might be able to find a large studio or a small 1 bed on a low floor for that price range.
Why would any landlord give a real estate agent an exclusive listing? It is just going to drive away tenants who don't want to deal with a broker. A trained monkey can do the work of a broker - why would I pay for the service?
This post is out of control. Thanks so much for the nicer comments. We found a great person to work with and they all accept dogs of any size in our price range. Already have seen several apts. we like.
Now, how do I delete this post?

Because it works out fabulously well for them. They don't have to deal with the idiots (ie potential renters), they don't have to spend money on marketing, the get maximum exposure and can focus on running buildings. But you are a dumb narrow minded fool with no business training, so of course only see the consumer side of it. Keep overpaying and thinking you are smart.

In this particular instance, for those that are math challenged (most "no fee" clients are), assuming a 15% commission on 888 8th ave, the effective rent on a 12 month lease is $2870 per month vs $3250 per month, so coming out to be $380 per month less expensive to avoid a fee.
What happens at renewal? Which apartment stays tenable longer. Of course, we've not seen these units (or you monkeys haven't) but I have. There very very similar.
So which makes more sense?
Duh!
Jim - No broker has ever saved a client a dime. And I stand by the statement that a trained monkey can do the job of a broker.
Here is Jim, hard at work!

The Ageloff Towers in the East Village is an extremely dog friendly Coop that normally has 1BRs for rent startign at $3,000. Honestly I think the more dogs the better from the Board's pov!
Actually there is smaller 1BR for $2300 at Ageloff

That monkey looks kind of old.. He should consider retirement.
I should have presumed the math was beyond your mental capacities. Don't feel bad. Keep on overpaying and "avoiding" the broker fee.
I remember one comment in a New York Times article that was very helpful. If you have the time, go to dog parks in the neighborhoods you want to live in and ask people with big dogs where they live! Most people rent in NYC so you'll probably get some useful feedback.
Try posting on urbanhound.com - lots of helpful people there.
Try Rivertower 420 E 54th St. You can go direct to them and very dog friendly building.
OP sorry for my last post just read you are all set. Welcome to NYC and best of luck with the dogs.
Move to Brooklyn Joker.
Always:
If you;re still looking and willing to live in Clinton Hill Brooklyn
I own a Sponsor no-board 1-bd 1/2 block to the subway, priced under
$2400, and would take two large dogs
