Value Jr 4 with wall up vs without wall up

Is there a difference in value between a Jr. 4 with wall up and one without wall up if they are otherwise identical? If so, how much would you add for the fact that the wall is up? Could it be worth as much as 10K more?

Second Riversider's comment. I'd take 10K of value OFF for most Jr 4's with a wall, as I'd want to take it down and return the space to the living room.

We're downsizing from a real 2 bedroom/2 bath to a junior 4. We passed on several apartments because the dining area was enclosed and the "improvement" was reflected in the asking price. I could sort of see it for dining areas that had windows, but a lot were windowless rooms, making these rooms walk-in closets. For many of these enclosures, the owners could not supply building permits.

We are awaiting Board review for an junior 4 without an enclosed dining area. Several in the line were being sold and all went quickly -- EXCEPT the one with the enclosed dining area. That one had top of the line renovations throughout, a total gut renovation. It took twice as long to go to contract as the others and they had to drop their price several times until they were par with an "estate sale" with the original 1952 kitchen and bathroom.

for me, the wall is huge, as long as there is a window in that room and it's at least 100 sq ft. for a newlywed couple who plan to have children in the future, that small rooms buys 5 to X years of additional time living the apartment.

most jr 4s that i've seen have 25-35 long living rooms that are large enough to be used as a living room/dining room combo.

if the wall is not up, some boards will not allow you to put it up, as in my old coop, and some will require you to go through DOB filings, that are expensive and time consuming.

i have my bias, that little room was my home until i left my parent's home after college.
