DRD: I had same thought. The clincher for me was that the scheduled open houses are exactly on the days that most agents do them when they are setting up a quick sale and trying to set up a best and final scenario. I wonder how many brokers do FSBOs?

am i missing the sarcasm?--seems anyone with basic tech comfort could easily produce such an ad and the wonderful text associated with it.

and any technophobe could pay for the couple hours work to be done.

For $900/ft. in a ground-floor, amenity-less duplex (patio is nice, though) what I really get excited about is it's convenience to the G and JMZ trains!!! Sign me up!!

I agree with Ottawanyc. I don't think this is necessarily overpriced (or underpriced, for that matter). At least not outrageously so.

NYC, sounds like you get out a lot. I am hard pressed to come up with a better spot to live in terms of being within a three minute walk to about five really good restaurants, a ton of bars and music venue. And a four minute walk to the L, which as you apparently do not know is one stop from Manhattan. And the cost to observe in terms of the lack of amenities are the CCs. Under $500 for a 1400 sqft apartment. All on a tree-line street.

Seems pretty great to me. Good look to the seller!

Biggest problem is that it's a 1BR. It's an ideal size/location for a young couple 1 child, but lack of a second bedroom really hurts. Otherwise, it's quite nice, if pricey.

this is a particularly nice block, and super convenient to everything including a supermarket. it's a quick walk to all trains including the L, and that is worth something. i think that it will sell at this price actually. i own in Wburg too, and pass by here frequently.

It would be very easy to turn the upstairs living area into a master bedroom, and take out the interior room to have a large living space on the lower level. Assuming there's decent light downstairs.

It's always a good idea to check the Certificate of Occupancy and the condo's governing documents. Then you can either buy or not, but you'll know what you're dealing with.

In the C-of-O, the lower floor of this duplex is in what's called the cellar, and only "accessory uses" are permitted. We don't have the original plans, but those cellar rooms would be labeled "rec room", "study", etc., but no bedrooms. Also, note the step up to the shower in the cellar bathroom. That shower was added later to a half-bath, and the step up is to get the drain to work without chopping up concrete. (A half-bath is all the city will allow in this kind of cellar space.)

In the condo declaration, the apartment is listed as one bedroom, 1.5 bath.

The cellar isn't fully underground, so it may well be that the downstairs bedroom may have big enough windows to get out in a fire, so all our nit-picking may not matter.

I think I've bickered with CondoPresident before, but in this case I'm happy to join him as a douchebag pedant.

Not all pedants are douchebags nwt. Anyone familiar with bburg has seen these type of units knows of the legal niceties, although thank you for clarifying for those who maybe did not. I just thought it was particularly douchie for cp to raise given this is an fsbo.

Yes NWT - you often don't make sense and say rather stupid SH*T - at which point the bickering begins - but this time you have done nothing but provide clear, concise, correct information and thoughts. Thank you.

OttawaNYC - relax new 'Burg entrant. The onslaught of tools to the neighborhood like yourself notwithstanding (who claims Ottawa and NYC together in a name?!?!), I still love the 'Burg. If you will recall, I wheeled a big wheelbarrow full of cash out of there in May. I love the 'burg and all 'burg RE....

And also note, I am well aware of the niceties of these types of units, but none I've seen have stretched the truth as far as this puppy....Legally this unit is nothing more than a f'ing studio. Even the Dec. is wrong.
