Discussion about
Which would you rather live in? I am looking in south harlem (110-125, west of FDB) and in hamilton heights (135 to 150s, west of broadway). The pros for HH: space, price, 1 train. The cons for HH: lack of amenities, further up. The pros for SH: closer to midtown, more gentrified. The cons for SH: much higher price for smaller space. Your thoughts?

Cast a wide net. Don't forget Rikers Island, or the fourth circle of hell.
Hamilton Heights also has the ABCD trains, and is starting to get more restaurants, etc.

Jason is only content if someone dredges up old threads.

Popeye's and Burger King don't count as "restaurants".
ABCD are also not west of Bwy
South Harlem will be my pick - think the return on investment will be greater and faster than HH.
You can make a long list of pro's and con's for each neighborhood, but in the end- What is most important to you? Central Harlem is further along in terms of gentrification- though Hamilton Heights is rapidly moving in a similar direction and prices are still cheap. I chose Hamilton Heights over Central Harlem about 8 years ago- and I still believe it was the right choice for me.
Yes HH is not an epicurean destination like Washington Heights.

EXACTLY. Matt and his fucking Washington Heights high horse. That place is a dump as far as nice restaurants go compared to any of the above.
Jason's perspective is from ZIP 10006, so of course he's an authority on dumps.

I chose HH over SH (I also buy investment properties in the neighborhood). I can put up with the grit (it get's annoying a couple of times per year) but I get more space 100% of the time. And the grit will continue to dwindle.
I wouldn't focus west of Broadway though. Many of those streets are very steep hills and I don't think that west of Broadway is the best part of HH. Convent is closer to the A, B, C and D trains. Plus, many of the blocks between Broadway and Amsterdam have some of the best rows of townhouses in the City.
I will say that the applicants for my vacant apartments are significantly more credit worthy today than they were three years ago. The neighborhood is making many great strides this summer - there is a lot of momentum right now.
Thanks, everyone. I like both neighborhoods. Also fascinated and encouraed by the positive changes in both.
