Discussion about Glass Farmhouse at 448 West 37th Street in Hudson Yards
I was curious to see why some new sales happened at the building at a low price per sqf. They are building a tall building in the empty parking lot next to the building, so it will block the views and all the sun exposure to the east of the building. That is why a lot of sellers are rushing to sell their units here. Don't fool for it! The value of these units will significantly decrease when construction starts.

Those're lot-line windows at the kitchen end. Note how the street-side windows were replaced when the building was converted, but the sponsor left the original lot-line windows, because they cost a lot to replace, and they'd be bricked-up eventually anyway.
The reduction in value was already baked into the price those east-view lines have always sold at. Anyone with eyes could see the empty lot next door.

Do you know how many stories will the building in the parking lot be? and when it will start?
NWT, do you know how high the building in the parking lot will be ? Also, I heard there is a Related construction that will start soon. Is that the one that will start in the current parking lot?
It was Extell that bought the lot to the east. They're combining it with a lot to the south. Didn't find anything on the DoB site, but it'll be as tall as the zoning allows.
I think the side on the property line has the windows with the "chicken wire" running through them. I once lived in a pre-war apartment with one window like that and was told the mesh was mandated by old construction laws for windows on the property line.
Right. Lot-line windows were made with metal sash and embedded chicken wire, to make them less likely to combust or break due to a fire next door. At 448W37 they're obviously original, while the windows to the front and back are 1980s aluminum replacements.
I have two of them. They were originally above an adjoining rowhouse, and now face another building about 10 feet away.
NWT, do you know if a lot-line window must always be bricked up or may still be preserved using a non-combustible solution?
A healthier way to look at it is that the apartments will be gaining different views, and maybe even more unimpeded wall space against which tall furniture can be placed. A win.

The openings have to be bricked up if a building goes up next door.
In the meantime, you can replace them just like any other window. It's more expensive than a regular window, though. E.g., there're lots of lot-line windows over adjoining landmarked rowhouses. No reason not to replace them, as it's unlikely there'll ever be a tall new building next door.
any updates regarding the potential developement on the East side? Will it block the east views of every unit?
I would love to hear any updates on the development to the east - anyone know how tall that will be? I know Extell bought that lot, not sure if they will build or bought it for air rights.
Anyone knows what the 2019 version of this discussion looks like for East and South of the building?
