Does the high percentage of low-income housing affect price appreciation in this bldg?

According to this there are separate entrances for the "affordable" and market rate apts, although affordable units are supposed to have access to the roof deck and courtyard. The fact that this makes the buildings somewhat separate may mitigate any negative effects on appreciation. However market rate owners may end up subsidizing through common charges maintenance costs on the affordable side of the development. At first this is offset by the tax abatement to the building, though that will eventually expire.
I think "appreciation" at this point is more threatened by the fact that the market has topped out and you will see price corrections on luxury condos. There will not be the same type of appreciation in the short to mid term as it has been in the past 5 years (you may see the opposite effect).
Appreciation is zilch because one the actual building is complete, you can go there, and after you go there once you'll be asking why you'd want to go there. I imagine this is for ferners and people tricked by their broker - yes, this is just like Greenwich Village, and I can also show you a place on 29th and 9th by the post Office Depot and the projects.

Yes, the several housing projects over there on the west side which probably share the school district. Also the building itself is literally right next to a power plant. I see they conveniently left the smoke stack out of the background of the building renderings. And don't forget it's a half mile walk to get to the subway. If you can afford this price point you should have a fair number of other options. Look at Citizen 360 on UES.

I am not in the RE industry at all. I purchased my first apartment in 2011 and sold it in 2014. I am currently renting waiting out the market to buy a bigger apartment when the market cools off. So I have done a lot of research on the RE market as a prior seller and a current would-be buyer. I've also done some volunteer work on landlord-tenant issues.
There's just not that much else to do up here in Columbia County.
