Where is 8800 sq ft?

Can any one find it? Even the co-brokers did not.

It's a tear down (and a difficult one at that since you have to maintain the current historical facade), so I guess to some extent it's zero sq ft (because you aren't getting any, you're just getting buildable SF, so it's kind of like buying air rights).

About 20 years ago the was a building on South Oxford St in Fort Greene which was being foreclosed on. One of my partners drove by it the night before the auction and thought it looked nice so we picked it up. What he didn't realize till he saw it in the light of day was that it was just a facade (and a landmarked one at that) with no building behind it. Needless to say, we did not close. To some extent this is worse because you have to keep the facade and still have to demo the building behind it (which my not be so easy).
My guess is that this will cost upwards of $5 million to rebuild.

Thank you for the link 30. I did look at the new floor plans and still do not find 8800 sq ft. I guess if you include fully below ground basement, you can get there.

They were probably inspired by the made up square footage of this one which includes cellar space if finished as per the plans. The architect is the same.

It's probably as much 8,800sf as 460 West 22nd St is 5,000sf (also same architect).

Even applying the full FAR (which will be quite difficult in the historic district), you still only get 8,100sf. Like 300 said, I would guess this figure includes the square footage of a large basement.

At least they have the floorplan with dimensions for the buyer to calculate the sq footage when it is finished as per the dob approved plans. Probably will cost $5mm to dig and rebuild plus $1.5mm carry / trouble as 30 mentioned above.

Down the block, similar in terms of being a 25 footer which needs total renovation, but without any of the regulatory hurdles already jumped, inferior location, for about half the price.

Wonder what happens to taxes when it gets converted from SRO.

This one is 10 units. So single family will be roughly $100-120k in taxes as the city will claim $2k per sq for valuation and charge roughly 1.1 percent of that value (6 percent of MV times tax rate).
