What will it sell for?
Legally it's a studio.

Reno is very nice. $2.5mm Max.
It may be one window but a huge one equivalent to three in many buildings.
Originally called The ice House built in the 80s. I knew the original sponsor well, did many rentals, there was not much of a sales market at the time or for that neighborhood. This was early 90s. I think they were selling for about $200 a square foot at the time.
I shouldn't say built, converted.
To me, it's worth less than $2.1m since this below is a better unit that sold at that price. I predict it doesn't sell and becomes a rental.

George, How much do you adjust for Reno vs previous sale which does not seem in great condition?

Guy who was a prominent Chinatown businessman? Hank had myself and one of the rental managers in the Village Office meet with him and I told him the sales prices he wanted were unattainable so we took them as rental listings.
I can live with 5-year-old fixtures, cabinets, and appliances. (I know a place is overpriced when the broker babble says "Miele appliances" -- this appeals only to idiots who don't realize that a Miele dishwasher costs $100 more than a Kenmore.)
But I digress - at $2.1M, I'd consider being a buyer of 6F but would be a seller of 6B, the listing that 30 posted.
The building overall (which I've not visited) appears dated and lacks basic amenities like a gym, kids playroom, and in-unit W/D. At least the taxes and commons are low - remarkable for a 24-hour doorman building.
Gym and kids room is a basic amenity? I get the washer-dryer in the unit.

There is a W/D near the door. Hard to see this exceeding 1500/ft.
This was an interesting building when it was converted in the 80s.
