What do you guys think of this building? 300, 30? Maint. is high, at first glance I thought i could be land lease building but it's not. If you know any history of the building, layouts (why so small?) etc.. Thanks

Somewhat typical Rockrose conversion.

It was also the first......... something or other. First Coop with a wrap mortgage? First loft building converted to tiny apartments? I know it wasn't the first Rockrose project - that was 31 West 16th St.

I didn't know it was Rockrose, thank you for that. Geez they've done tons of buildings, Archive, etc..

I love the location and exterior. Always in demand. People want to live here. But do not love some of duplexed apartments as the loft space is low ceiling. Make sure you aren’t factoring in 100 percent of less than 8 foot height loft space in the square footage.

This was reported to be the first commercial to residential conversion in NYC.

A friend of mine lived there for several years and loved the building/location. He was on the 4th floor and the lofted area had 8 foot ceilings and a nice closet. It was a great space and location. I also don't think, despite what the orignal poster said, that the maintenance is high. Pretty standard for the space/neighborhood.
