Worst sqft estimate?

I know brokers almost always stretch the meaning of square footage but this one's probably around 20% over. http://www.streeteasy.com/nyc/sale/348755-coop-239-east-79th-street-yorkville-new-york Any worse ones out there?
talljaystreet, this cannot be an honest error. This is just misrepresentation... I am shocked. Maybe it's a duplex and the floor plan is missing the 2nd floor?
it is 25 feet wide, tops. It is 33 feet long, tops. And missing a chunk.
So 33 * 25 - 6*8 for the chunk is 777 square feet.
I'd say maybe its the wrong floorplan, but the apartment number is WRITTEN ON IT.
That is a 22.2% lie at least.
But, as I've said before, why are we ever surprised when we catch brokers lying...
look at that broker, he looks like he either sells men's suits or used cars... or both!
I wonder if John McCain picked up his flagrant lying tendencies from the realtors who sold Cindy and the Senator those eight houses.
20% overstatement is not unusual in my experience. My favorite posts (on the comps thread, I think), expose the same apartment listed a few years ago, and again now. The apartment has magically increased in square footage over that time.
First, I agree it is off. But worst? I don't think it is that much worse than many...
Most disclaimers say they are from the oenter of the wall or outside studs/windows, which can easily add 1 foot to a room each way. For examply. A 10*10 room measured on the inside could be 11*11 when you go to into the walls and out to the hallway and exterior window. Thus 121 instead of 100, or a 21% difference. If you call them on it, they would tell you they are right.
My favorite says it is "certified" in the sales literature. I think they are including the outside hallway, elevators and fire stairs. The say 1623 (or 1607 for the mirror apt) I think about 1280.

I've seen a bunch of 550-600 s/f apartments advertised as 800 sf. I usually do my own estimates based on the floor plans.
Without getting into the projected percentage drop conversations already happening in other threads, it seems to me that a lot of apartments in this city would be more affordable if they were priced according to actual size. Anyone else have thoughts on this?
toast, I have to agree the listing you posted is even worse.
Imagine if other industries could get away with this with "disclaimers"...I might not fly overseas any more. :)
Why isn't this considered outright fraud?
People are selling multi-million dollar apartments and openly lying about their characteristics - and get away with it as if it is some sort of norm (and I suppose it is).
Brokers that do this should be jailed.
