Go to a no-free management company with a lot of apartments.

In the middle-high end, places like rockrose, glenwood.

On the lower end, it depends on the neighborhood, but I've seen lots with 50-100 apartments, and a few for rent at any given time.

overall, I find the "no fee" stuff on craig's list to just be ads for scummy fee brokers.

The "by owner" listings on craigslist tend to produce much better results than the "no fee"

Right, I should have been more specific in order to get the best, targeted advice. I have to notify my current landlord by this Tuesday if I'm going to renew my lease for another year. I'm hoping to move (was looking to buy during the summer, but sidelined due to the crisis). I would love to live either Gramercy Park/Irving Place or Village (btwn 12th and 5th streets / 5th to 3rd aves). In terms of price, we're hoping to find a 1br for $3,500 or less. If that's an unreasonable price point, then we would also consider Battery Park or Fidi since my wife works downtown.

jaspernonbeliever....you can easily find a one bedroom for less than $3,500. I'm renting a one bedroom (non-doorman, elevator bldg.) for $2450. I saw doorman bldgs. for $3k in the 20s on the east side.

i have a one bedroom in midtown west that i'm trying to rent out. (we are moving next week and need to find someone to reassign our lease or take on a new one.) doorman building, spacious, great layout, lots of space. it's in a rockrose building. let me know if you're interested. we're having an open house tomorrow from 1-4pm.

these are other no-fee mgmt companies i looked at when i was searching two years ago. they all had websites that you could go to see what they had available.

A little north of there 38th & 39th Carlyle has two buildings. Not sure if you are looking for a doorman type place. They have their available apts on line. And I think each building has it's own no fee rental office.
