333 E. 79th/340 E. 80th St. - what do you know about this building?

I went to a few open houses here this weekend, seems like a building I might be interested in. The gym is a converted/combined apt, and has a hand scanner, so I couldn't see it, I'd be interested in hearing whether it's a dingy "fitness room" with 2 treadmills or more of an actual gym. Also, certain units seem to have very reasonable maintenance (lower floors). Any information on the building, the board, sponsor unit pricing, etc. is all greatly appreciated!

I looked at a couple of apartments in this building about 2 years ago. There is a bit of a difference between which piece the apartment is in (79th vs. 80th) as far as layout, views, etc. I thought that it was a pretty good building and had low maintenance costs. The apartment we looked at where on lowere floors (5th and 6th) which was why we were not willing to go any higher on what the owners were asking. There are some smaller 2 BR's in the building, but a number of them have 2 BA's which is a plus. I didn't get to see the "gym" either.

Not sure if that helps, but that's all I had.

waverly, if you remember I'd love to know what the owners were asking and what the layout and/or square footage of what you were looking at was. Also, any other buildings that you might recommend on the UES that I might like (considering I liked this one, other than how massive it is and I think their elevators are slow and inadequate for the number of units). Thanks!

I have friends who live here. It's quite a dingy fitness room (unless they have more than one) which is also used as a playroom. It has a really nice outside playground for the kids.

NYC - Right! I forgot about the kids play area. I did think that was pretty good.

nserv - I think it was a 5th floor 2BR/2BA that was under 1,000 sf with maintenance around $980/month and they wanted $850k for it. We were not willing to go over $790k because it needed the floors redone, the kitchen redone and some other minor improvements. It was also a little more east than we wanted in a perfect world. I think they ended up selling it for $825k or so.

I think 401 East 74th Street is a pretty nice building if you don't mind being at 1st Avenue. Good financials, nice wide hallways, professional staff. Beware of Anne Ellington if you look here. She lives in the building, is friends with the board and sells a lot of the apartments. She is also extremly truth-challenged...more than almost any other broker in NYC.
