You should also include the "carying costs" per sqft also... some crazy maintaince costs out there which are reflected in the ask

Lower East Side/Co-op Village. This 2br w/ balcony on FDR Drive was asking $519/sf (maint. is $.81/sf) when it went to contract:

I've seen others there listed in the $5something/sf as well.

You can find a number of buildings in the LES for 7something a sq/ft. Not all are fixer-upers either.

$6something/sf is common in Co-op Village.

How about prime manhattan, not Lower East Side.

Can anybody beat $700 psf?

Some builds toward York on the UES. Not exactly what I would consider prime Manhattan though.

Assuming the monthly's are reasonable, what's out there? Any websites that let sq/ft be used as a search metric?

its the worst part of the UES, but its still the UES, a prime neighborhood.

Certainly more so than LES

Also, look at floorplans before believing. Some things advertised as 1000 sq ft are 1000 and others are 700.

positive: On this web site, you can add SF as an element of your search, but it won't tell you ppsf.

Correction: if you search the address of a particular bld, you may get "MARKET DATA":

10 EEA:
6 active sales listings: $746 per ft² (avg)
1 active rentals listings: $39 per ft² (avg)
26 previous sales listings: $878 per ft² (avg)
2 previous rentals listings: $41 per ft² (avg)
34 recorded sales: $1,053,000 (avg price)

Not only look at real SF vs. advertised, but also look at usable SF. Beware of long narrow hallways, large apartments with very few windows, silly triplexes where stairs take up all the SF, etc.
