Born and Bred New Yorker looking to move back to NYC

Hi, I am a born and bred New Yorker, single, physician. I last lived on the UES about 15 years ago and am looking to move back to the city. Any thoughts on areas to consider? Does anyone know of a a good guide to Manhattan neighborhoods? Thanks!

where will you set up your practice? What are you looking for in terms of neighborhood/apr/etc.

Looking for a 2+/2+ apartment with a good view, and a swimming pool if possible, but not necessary. Lastly, I know it's a pain, but I do need a place where I can keep a car.

Most new luxury buildings have garages.

The West 72nd area near the river has great transit, easy access to the highway, and all that cheap parking under Lincoln Towers and in the RSB buildings.

More information, please.

1. Income level.
2. Practice/clinic/hospital location.
3. Age.demographic group
4. General preferences (quiet vs. active, etc.)
5. Most importantly, budget for the 2br/2ba

Look in the Sutton Place/beekman for apt size and layout value. most buildings have deals on parking and the views of the water are terrific. Stay away from new developments - tax issues when abatements go away... close to hospitals.

This is REALLY hard to answer. Your price range would be good, for example, for the Murray Hill area, but you may very well despise the neighborhood. The areas I personally like are, in order, East Village, Flatiron/East Chelsea/Union Square, Central Village/NoHo, and Chelsea. The East Village has almost no housing stock, the other areas are overpriced right now and not in your range generally for a large 2 bed/2 bath (although that is changing, so that adds to the difficulty, when do you want to buy?).

Why don't you rent for a year or two and decide where YOU would really like to be, rather than what other people or books recommend. If you have some time to truly explore the city I think you'd be much better equipped to determine what intangibles, not just tangibles, really matter to you (park, air, view, food, transportation, trees, community, general feeling, etc.). BillP: In our 'hood, the Bromley -225 West 83rd - has a nice pool, though not huge, and a garage. Might be a little pricier than you want. You can probably find a rental there if you want to try it out for a while. Farther north, Ariel West (99th and Broadway) has a pool; the last 2/2 to trade there went for $1.2MM - about a 25% loss for the seller, who had bought from the sponsor a year earlier. 7th floor - not much of a view. Higher up, the views are great.

London Terrace in Chelsea has a pool and a garage, and nice pre-war 2 bedrooms.

Also, Paris Apartments (752 West End Avenue) has a classic old pool in the health club downstairs. I wouldn't buy there, but it's fine as a rental. Around the corner on Broadway, the Columbia has a pool, and plenty of sales and rentals available.

Some more pools, the Related building at 84th and 1st Avenue (rental), can't recall name; a couple of the Glenwood buildings have pools, the Gotham (condo, UES); the St. Tropez (condo, Lenox Hill); Waterside (rental, not everyone's cup of tea but nice on-site health club), the A Building (condo, total hipster scene, but quite the pool activity). A lot of the new buildings have pools.
