Convert closet into full bath/wet-room shower ?

Discussion about
"wet-room shower"=the whole bathroom is tiled/waterproof--think large shower stall that also has a wall mounted sink and wall-mounted loo. Anyone ever do this? The pipes are all there behind the walls. What am I looking at $15K, $30K, more? Doing this would turn a 2 bed/1 bath into a 2 bed/2bath so may re-coup much of the cost.

You'll have to check with the building's wet-over-dry rules. Most buildings do not allow bathrooms to be built in (or expanded into) areas not already designated for such.

Good point, thanks.

(Another unit in the same line turned his closet into a half-bath (just sink and loo) so that's a positive sign....)

Would also love to hear anyone's idea about how much anothe fullbath adds to resale price of apt.

Cost, I don't know, but I've seen such rooms & have never understood them. You take a shower, good for you; I then have to use the toilet & the whole room is wet? Makes no sense to me!

This is not a NYC thing. It is a quirky, very individual taste decision that I would not estimate you would make your money back on. By the time you have demo'd, replumbed, waterproofed, tiled, and fitted the RV-like bathroom with fixtures, you are easily talking $30--likely higher. Personally I hate the idea and just think of the mildew and mustiness of the whole thing, hairs all over, soap scum under the toilet and sink. Then you forget someone showered and go in with socks and get your feet wet and have to change socks for the 20th time that week.

Honestly, this is the type of "improvement" that most buyers do not respond to. Extra 1/2 bath? Very good. Camper bathroom in middle of the apt? No so good.

30k - 40K (building will require city approvals -- .. my friend added a half bath in a closet -- great for guests...

Don't do it - it's definitely NOT a selling point around here. Americans aren't used to the wet room thing. Very common in Europe. I recommend putting in a shower. Doesn't cost much and doesn't take up much space.

nyc10023: I'd say being able to take a crap when the main bathroom is tied up is more important than being able to shower, but that's just me.

Agree with nyc10023 - very European, won't sit well with most American buyers. You are better off with commode/sink or a 3 X 3 shower stall if you have the space.

What I meant was sink, toilet & shower! A second toilet is awesome. Esp. when there are 2 people in apt for obvious reasons.

Yes, an extra toilet is your best bet. You can always wait to brush your teeth or rinse your hands in the kitchen sink but sometimes you need a toilet RIGHT N-O-W ! The primary consideration is the wet over dry issue & whether the building will give you permission to do it.

Yeah, and there IS something a bit disconcerting about having the toidy in the shower with you...

Good points all. I guess wet-rooms are like Marmite...Americans just don't go for it...
