buy or rent?

new to New York here.... We have 1 child in 1st grade, make about 180k gross, wife is not working. No savings unfortunately, 70k in retirement. Love public schools. Want to buy 2br on west side, between 70th and 110th. I'm worried that if I wait 5 years to save up significant down payment, prices will have gone up, and renting for so long seems like such a "waste". Is it possible to borrow for the down payment too? Or am I crazy to even think about buying now?
