A lot of lofts have lofted areas that aren't full height. Sometimes listing agents push the envelope by calling these 'bedrooms'. Similar lofted sleep areas at 250 Mercer, 67 E11th, 39 E12th...

A friend of mine lived in this building a few years ago. Her apartment was basically one room consisting of a living room/dining room/kitchen area with a sleeping loft and an attached bathroom. She told me that it was a nice building to live in and that the building always had a lovely holiday party on the roof each year.

Soaring ceilings in living areas, dramatic paned enormous windows with great light and vistas of 4th Ave. Very compromised layouts and not so desirable lofts above. They are what they are--they work for you and appeal to you, or they don't so much. No great secrets I've ever found in this building. Seems solid to one who has casually looked here before.
Asking price is in ballpark of building comps on quick glance. Same compromised sort of layout IMO. Personally I can't stand sleeping loft living. But my comments above apply to this unit too. REasonable maintenance.

This is the identical layout of the apartment that my friend had. Kyle is correct about the windows by the living room area - they are large and a very nice feature of the apartment. I was trying to recall if my friend's apartment had a coat closet near the entrance and it did as indicated on the floorplan. The sleeping loft is very much an individual preference - my friend is very petite so it was fine for her. The description mentions 3 rooms, but I think that is a bit exaggerated.
