corcoran question

I am selling my apartment by owner. Someone from Corcoran was trying to get the listing, and informed me that their brokers will never bring buyers to a "by owner" listing. Is this true, and if so, is it a company policy or something?

can't answer that but can tell you i used corcoran to sell my place and they were horrible. terrible, terrible, terrible... right up to the manager of the office.
my apartment did not sell during my contract with them

Mr.

Corcoran is unique in that attitude. Most agents will work with you if they
have a client, and usually at 3% if that's what you offer and you firm.

If you are offering a commission to a "buyers" broker there is no reason for brokers not to show your property. However, they will not be marketing your property by advertising it etc. They will strictly be representing the buyer. Maybe Corcoran has a policy where they do not show FSBO's (for sale by owner). My firm would be happy to bring buyers to a fsbo. Please contact me if you would like our firm to be aware of your listing

I understand how normal buyer's broker and listing broker arrangements work. I also understand that many brokers will bring clients to by owner listings if there is a buyer's broker commission. This is a different question.

I was told that corcoran, as a rule, does not bring their buyer broker clients to "by owner" listings. Just wondering if this is something that corcoran instructs their brokers to do.

Also wondering if any of the other "large" brokerages, ie Elliman, have the same general policy.

I ask because it seems like, if you are a buyer working with a corcoran broker, you are disqualifying yourself from a certain number of listings, right? Also, it seems kind of anti-competitive and if other brokerages are doing the same in concert with Corcoran, then that would be a whole different issue.

Sutton--I'm not aware of any industry-wide policy on this. Frankly it sounds like the Corcoran agent was trying to pressure you into a contract. Don't cave.

To address your concerns about finding yourself essentially locked out from potential buyers--I would not worry too much. Remember, savvy buyers aren't simply relying on a buyer's broker to find listings for them. Most are also scouring sites like SE to search for listings. Many buyers don't even HAVE a broker, and prefer not to use one. So as long as you're strategic in getting your listing out there, you will get traffic.

Maybe Corcoran found that the 3% wasn't worth the hassle of dealing with an individual rather than another brokerage. "Hassle" meaning time and money.

If Corcoran won't bring their clients to see your listing, you will be spared having to deal with Corcoran. Consider yourself blessed.

The agent is feeding you BS. I am in contact now for my co-op, I did it myself with help from nbpny.com, and the buyer's broker is from Corcoran. The whole thing was basically smooth, I had many brokers come by with clients via open house and appt. I will say if your are trying to go it alone, that you consider something like nbpny which gets you out of the FSBO stigma issues, but either way that Corcoran thing is nonsense.
