We recently just moved from a Glenwood Building (1365 York) to a new place we bought. I have to say living there was always a pleasure, the staff was great, and the management overall was very good and professional. Having lived in NYC for 50 years, the best of the bunch!
Well, I was a glenwood tenant for 5 years at their building in 300 east 75 st. they were OK when I first moved there (2002) and AWFUL by the time I moved out. I hope your building was different, but check on here for terrible stories about Glenwood.
I thought Glenwood was a great management company when I lived in 10 Liberty in 2006 - 2009. Aside from staff and services being top-notch, they were very flexible in allowing me to move out at my convenience and cancel the lease. They were quick with return of the deposit and very easy to deal with. Whenever there was any problem in our unit, they came immediately to fix. The only negatives were negotiation on rent increases, they were tough. And the docs required for the background credit check were equivalent to a rectal exam.
We lived in a Glenwood Building on East 56 for 7 years. I agree , when we first moved in, the management company was professional and the service was great. However, it was quite evident throughout the years that this was a facade. Not only did the management staff change on a frequent basis ( I'm talking a new building manager every few months, the next mire clueless than the previous) . In addition, it appears the owners of Glenwood lost a lot of money in the Madoff scandal, not to mention the lackluster few years of poor rent income
For them . To compensate for this, Glenwood went into the practice of charging tenants who were moving out bogus "penalty fees" theremore making it difficult to get back some/all security deposit back. Just prior to us leaving, we knew several tenants before us who were charged part of the security deposit for BS ! When we were ready to move, they tried to tell us that our wood floors were damaged ad when I put up a stink and called the head office, they suddenly decided it wasn't worth the headache and told us that we would get 100% of our deposit back. It is definitely obvious that they are trying to recoup some of the money they lost over the past few years. That being said, the staff in our building was great including all the doormen, handymen etc.
I didn't know about the Madoff impact on the owners. Interesting.
There are several threads on here talking about their inflexibility with rent increases, even in the depths of the recession. That alone has led me to steer clear of them. Sometimes when my leases have expired it's been a really inconvenient time to move out, and yet I've had to just to because the penalty for staying was just too high.

In addition, The maintenance staff used to be good, but now it takes several trips to get something fixed and they leave their mess (don't clean up after they fix something).
Regarding the rent increases, I play hardball with them on this every time. I refuse to allow them to play games. They tried to increase my rent (while they were offering outsiders a couple of months free). They explained it was because my rent was below market and they told me what the market rent was for my apartment. Not believing them, I called and pretended to be a potential new tenant and got the "REAL" rent for my exact apartment on a higher floor and it was nowhere near the amount they told me was market. I was furious and told them this is unacceptable... In the end I got a slight decrease. I go through this every renewal and argue it every time. THEY TREAT NEW TENANTS BETTER THAN EXISTING TENANTS!!!

And I forgot to mention there was a mouse in our kitchen that kept visiting every few months from some hole in the walls in the kitchen the handymen could never find. The mouse would pay us a kitchen visit every two months or so, then disappear for several more months. The only thing Glenwood did was throw a few sticky mice traps around the floor in the kitchen which were only effective in getting my 4 year olds attention.
in 2008 we lived for 1 year at the York and 76th street building. It was a bad experience. We lived on a high floor and corridors were dirty as well as garbage room was never clean. I heard about mice and other rodents. Walls made of papers were design so you must listen to your neighbor's intimate discussion with partner(s). Finally, the piano practicing of the over achieving 7 years old (who knew only one tune) was maddening on a daily basis between the hours of 4 to 7 and on weekends from 8 to 12. Obviously talking to management was useless. I am happy that some here have better experiences I just hope that they are not employees...
I find 007 's comments quite amusing. My friend who lives in the 76 and York building also told me she had a mice situation.

Let me guess. Rental season is coming, and glenwood likes to advertise on streeteasy?
We're in a Glenwood building and have no complaints so far. The building management and services are a bit large and impersonal, but that's fine; certain, everyone seems competent.

I doubt that. They're probably less than 3% vacant on 8-10k units. The rental market is very competitive and they are one of the best in the business.
Well, it seems Glenwood has gotten even worse. I have NO heat and it is freezing in my apartment. This is my choice because any time they try fix it, I feel like I am in a sauna. I finally gave up after having approximately a dozen complaints. So, I just bundle up in my apartment.
The building location is great for me, but the service is HORRIBLE. When I contacted the main management office, they actually pretended they did not know about the issues (I know for a fact they have had several complaints). And there is a new super in the building who is horrible and several of the tenants have already complained and nothing has been done.
TO ANYONE INTERESTED IN RENTING FROM GLENWOOD: Do NOT EXPECT LUXURY SERVICE. THEY NO LONGER PROVIDE IT.
I have lived over a dozen years at Glenwood and have to agree on some of the negative comments. Calling management is a useless exercise as they never return the call. The maintenance staff in my building feel they own the place, and are constantly screaming at each other, blocking doorways as they chat, congregating instead of working. The doormen hang in the back talking with the porters, so 80% of the time there is no one to help open the door. The maintenance of the apartment is horrible - and I agree the apartment is either too hot or cold. They have never been able to fix the heat in my apartment or much of anything else. I loathe letting them into the apartment for yearly cleaning of the vents, as there is a parade of people that drop by time chat while they are at the apartment. They have no idea I understand spanish, and sit here listening to them complain about gfs, the super, the tenants etc. i cannot wait to leave, but unfortunately I have not found an apartment to buy yet. Oh yes how can i forget - we had a maintenance man who was on cocaine so went into the apartments and stole, and we also had a lovely chap who would go into empty apartments and flood them so he could put in overtime (I am guessing).

I lived in a Glenwood bldg at 1365 York for seven years and moved last year after buying a place. I agree w original poster that it was an excellent bldg. all staff were competent and friendly. Repairs were done very quickly- mostly same day. (I miss Raymond who was the best handyman!). Bldg was very clean. No bugs at all. Management was also very reasonable and we were able to negotiate down rent for two years during real estate drop (but we had originally signed lease during peak of rental market). When we moved, Ron Susser in mnmgt was so great to work with bc we had to change date of move a few times due to renovation in new apt. We also got our deposit back very quickly. One small problem was that for a period heat was low but they always would come to check out unit and this may have been due to balcony draft during a few very cold winters .

I am a tenant of Glenwood Management Corporation (The Pavillion on 500 East 77th St on the Upper East Side of NYC). For the steep price I pay in rent, I would expect to get good service, or at least for management to care -- even just a little -- about their tenants, but NO.
1. Rents are expensive, and you can expect them to get hiked up each year with little to no negotiating power. The prices should be based on the market value, not just hiked up the max percentage allowed by law each year automatically.
2. The package room is constantly (I mean, every couple of weeks) losing my packages with no explanation. The package room guys are seriously unmotivated and lazy (with zero customer service skills), and don't log packages in, or hide expensive ones in the hopes that tenants won't notice them missing and they can then steal them a few days later. Not to mention that when I call to have packages brought up to my apartment, 80% of the time they forget (they don't write it down anywhere) and I have to keep calling, and the rest of the time it takes them hours.
3. Complain to management and you'll end up following up six times, with them saying they'll get back to me and never doing that, before finally giving up. There's ZERO accountability. I honestly don't even think they write things down, let alone keep track of the issues tenants call about. My old building (but Glenwood is too cheap or lazy to add a system like this) had a ticket system like websites do, where an issue is logged and assigned to someone, so the tenant can see when it's completed and comment. Without this, there's no reason for management or the repairs/handyman staff to follow up, or even keep track of issues. No accountability.
4. If you have an issue with a neighbor, even if they're breaking the law, they tell you to call the cops or, basically, shut up. They will not help you, and there's nobody to complain to about the service you get, because the owners of Glenwood care so little about their tenants that they made sure it's impossible to find out who they are (go ahead - dig around on the web -- they are invisible), let alone how to contact them. Therefore, no accountability. Therefore, no improvement in service.
5. The workers in the building simply don't show up when you have an appointment, so you have to call on average three to six times, sometimes more, to get something fixed.
6. The hallways are not kept up. The Glenwood workers scrape, mark up and rip the wallpaper in the hallway while transporting their handyman carts, and of course that never gets repaired, so the hallways end up looking beat up.
7. The Glenwood sales rep that rents out the apartments lied to me. He said that the apartment was cable-ready and showed me these things on the wall that looked like they were for cable. I had Time Warner AND Verizon Fios come over, and they both said that those were from the 1960's or thereabouts and have no use. In order to have cable you have to staple the cords along your ceiling. I asked my neighbors about this, and they said the same thing. He also told me that heat and AC is paid for by Glenwood -- that's a half-truth because they're electricity-powered and the tenant pays for electricity. My electrical bills, for a one-bedroom, are about $350/month.
8. And this one is least important, but the heater/AC units are totally useless. They are basically either on or off, and you're either super hot or super cold. You can't adjust them properly like ones in newer buildings. These are from the 1960's and they don't seem to see a need to replace them.
They really need to shape up and start acting like they care about their tenants, and figure out a system where there's some accountability, or they're going to get an even worse rep and lose tenants.
I live in Hampton Court in their Hampton building and I love it. I think the laundry should be 24/7 because it’s always packed at night last minute and we all say the same thing. I also think the shuttle should run later and earlier, it’s a tough neighborhood. The building team is awesome, the door men are always a pleasure. So helpful. There were something’s that I was promised when I moved in that were not accurate but I just let it go even though it was wrong to mislead. My neighbor smokes the strongest weed every day and I hear her having sex every other day- totally gross. But I like this place. Hopefully another apartment opens up in the building and I can move into that one
