Can someone give me loose guess of what this would cost PREWAR 1350 Sq feet Rewiring the place Kitchen (mid to high end) Glazing / tile touch up in one bath Complete reno of 1 bath Skim Coat Crown and base moldings 4 thru wall AC (units/installation and creation of Hole in wall) Thanks!!!

Make sure you will be allowed to make a hole in the wall.

Why not just get one of these, they're unobtrusive and quiet.

For all the other stuff, about $200,000.

Unless you do it yourself, then it's about six bucks.

I assume you are doing something with the floors? Any custom millwork?Radiator covers?

I am not a contractor but here are the estimates using renovations by a few friends:
nice Bath 40K no structural change; Updating bath 5K, Skim Coating 10K, Kitchen 60k, Rewiring 10K, mouldings 10K. ACs do not know.

I agree with Primer05. 300_mercer underestimates most costs here: for example, skim coating--no way you are getting 1300 sq/ft skim coated and painted for $10K or complete rewiring for just $10K.

The original question here sets you up for gross budget overruns though because you have left out many things you will need to include. Floor refinishing has already been mentioned. What about door frames? And the doors themselves--do they need to be stripped/replaced? How about door hardward (hinges, knobs, nibs, closers). You may consider lighting to be decoration, but you'll need a fair amount of new fixtures for the apartment. How are the thresholds under each doorway? Radiator covers as has been mentioned? Custom closet work? Any need to upgrade the electrical box itself--because that cost can really vary. Do you have sufficient power coming in or must that be upgraded, too? Is bathroom plumbing sufficient or do pipes need to be changed--do you want larger diameter supply than is currently in the bathrooms? Also, the idea of reglazing to save money may sound good now, but in 3 years when it begins chipping off and you have a mess on your hands, you'll likely wish you had just renovated the "touch up" bathroom when you did the whole renovation. If you have the money, this is NOT a place to save expenses since it will be more disruptive and expensive to do it later. My overall estimate if you include all these things that will likely be necessary to do the apartment at a highend level (but not outrageous--just really nice) is conservatively pegged at about $350,000.

Hi Kyle. Stripping FOR SURE. Replacing no. Love the original knobs/hardware. Radiator covers YES. Closets Yes. Box is Ok. The apartment is listed in Good condition. It seems most of the people in similar units have kept original baths in place.

Another great post and now I get to raise my prices again. I knew I was too low. I came up with my guess at $200.00 sq ft but if it is hi end then it would be close to 390,000.00
