Con ed demolition on river street Williamsburg???

I've seen an increase in the demolition activity at this site, does anyone know about plans for this site? Will they be able to get it zoned for more residential 30 story towers for the area? Should we expect the entire williamsburg waterfront to be blocked by 30 story towers? I had heard maybe a park was planned for that area to connect with the small space at Grand Ferry park.

No idea what it'll be yet. Being cleared for a potential sale. Wouldn't mind seeing something a bit more commercial (office space, retail):

Thought it was going to be an extension of the park, below looks like it might be old. Anyway to get the CB to look at this again??

Many residents in the Northside Piers and 80 Met buildings will be significantly affected by a large development in that space.

its not clear exactly how tall the buildings will end up being, but there is a max limit on them, but yes expect the entire waterfront will be residential housing, mainly 80/20 buildings, 80 percent market, 20 percent low and middle income. Plenty of building to come.

angeloz, from the link and specifically the map on page 4 it seems that the area where the con ed plant stands is outside of the "Waterfront Inclusionary Program Area", therefore can't be residential and has to be commericial. thats my opinion, but i may be wrong.

any other opinions?

could be, not sure about that specific lot, although i really wouldnt expect any new buildings going up anytime soon. Financing is still too tight, but the city is heavily subsidizing the developers over there.

Angelo, good link, but look at the map more closely. This site is NOT currently zoned for residential. That may change of course, but this will not just be your standard buy and build job. Greenpoint is where there is room for massive waterfront residential - as far as I know, almost none of that has been built yet!

bjw...Ive been waiting for you. Yes, i wasnt sure on the location of the lot the op was talking about so i just showed him the map, but nothing coming up anytime soon. They probably just want to unload the lot to a developer who is willing to wait. What do you know about the domino sugar plans? It is being stalled?

You were waiting for me? Uh, thanks. But yeah, the map pretty clearly runs counter to your "expect the entire waterfront will be residential."

As for Domino, I haven't walked by in a while, but I don't think they've even started (or whatever work they've done isn't obvious), which only pushes the original target completion date (2021!) further out. For anyone looking to rent/buy in the near future, Domino is irrelevant at this point. Heck, even the average buyer (who stays ~7 years) shouldn't really worry about it yet.

when this much money is involved no one is going to leave water front to be all park. A lot of the williamsburg water development will be more like domino since most of that area is landmarked now. Greenpoint will have the most new construction (ugly glass monsters). I agree with you, I wouldnt worry now, most of it wont happen for another 10-20 years when we are out of this credit crunch and in a bull market.

Who said it's going to be all park? It's much more likely to be commercial space. Whole Foods has been rumored, though won't believe it til I see it. Same with "Greenpoint ugly glass monsters" - I don't see a market for too much of that.

dubious? its nytimes, its not like i quoted curbed or the onion. how much could those figures have changed? how many new bldgs opened and got out of the stalled mark since jan 2010? Ok so maybe its down to 1/6th? but i think now its more likely up to 1/4th.

Having looked at these reports before, I can tell you a couple things:

1) What they're counting as Williamsburg is a HUGE area. It includes all of the Northside, Southside, South Williamsburg, East Williamsburg, and all of Greenpoint. That's massive.

2) The Northside and Southside (the area in question) COMBINED currently have a grand total of 24 stalled sites listed.

3) Some of these aren't really stalled, as either activity has picked up since they've really had a chance to inspect it (I don't think they recheck these every week), or construction hasn't really started yet (ie: not truly "stalled").

4) There are a grand total of 642 stalled sites listed. For the area they count as Williamsburg (again, huge), there are 85 total. That's ~13% (ie: closer to 1/8th, and not even close to your ridiculous 1/4th assertion). For the Northside/Southside area, we're down to under 4% - hardly the picture you're painting.

touche...your right i only posted a link to nyc.gov and nytimes...horrible sources...I would have to peel through all that data to see how accurate 642 & 85 are. I'll take your word for now, but I question how the author of that article and/or the city define stalled? is every piece of property with development plans stalled? or is it stalled only if they broke ground and didn't finish?

They don't give a whole lot of detail, but it's anything "where construction activity has come to an abrupt halt."

You only posted the NYT article, which is almost 2 years old. Pretty useless.

Not hard to do. Click on the latest report - it's in Excel. Easy to do a quick count of all rows. For Williamsburg, you can filter for CB 301. Then look at the complaint dates. A whopping total of 2 for this year, neither of which are in the area this thread is concerned with. In fact, over 70% of these date from 2009. Makes you wonder how often they go back and check this list.
