Discussion about
How easy or difficult is it to get property tax exemptions? I see a million of them but wonder how many you can really apply to you property? What are some common ones, besides STAR that we could look into? OR who can we contact besides our accountant to give us some professional insight? We have place we are looking at that is a single family converted to a multi and then converted back to a single. It is retrofitted for a disabled parent who will visit but not live there. Thank you for any insight!

Too late for this year. You must apply in March (2016) for the up coming July-June (2016-2017) fiscal.
Benefits for Property Owners
Finance administers a number of benefits for property owners in the form exemptions and abatements. Exemptions lower the amount of tax you owe by reducing your property's assessed value. Abatements reduce your taxes by applying credits to the amount of taxes you owe.
•Clergy Exemption
•Cooperative & Condominium Abatement
•Disabled Crime Victim/Good Samaritan Exemption
•Disabled Homeowners Exemption (DHE)
•Green Roof Abatement
•Senior Citizen Homeowner's Exemption (SCHE)
•School Tax Relief (STAR) Exemption
•Solar Roof
•Veterans Exemption
Where do you go to appeal this? I've applied for 2 years for cooperative, veterans, and STAR exemptions. They only gave me STAR and NYC has been my only permanent for any property I've owned for the past 30 years. This is the first time I haven't been granted the coop/condo and veteran's exemption.
BTW: My property manager says you have to apply by December 2015, not March 2016, for the upcoming fiscal year.
Our managing agent says they've been promised an update by the Dept of Finance in October or November. I'm not holding my breath -- I've lived in NYC for a decade, have been in my co-op for the last three years, pay a good bit of NYC income tax and DoF still says it isn't my primary residence.
Managing agent says they keep submitting change requests, and I've sent in the form on my own, but so far nothing.
Quite the scam, really.
This is really helpful, guys. Thanks for chiming in. I have hear of a lot fo difficulty in getting things processed and it is good to hear that confirmed.
I had something happen to me out on Long Island. I was not my primary home and I expected to pay a bit more. However, the whole summer village I was in was "reassessed", meaning our taxes rose exponentially. The assessments were bogus. For example, my 2 bedroom cottage was listed as a restaurant with bathrooms for 6 people, and and an outdoor deck for seating 100 people. We appealed and the town came out and they claimed they confirmed I was running a restaurant as they inspected the kitchen. I was there on the date of the "inspection" and no one came by. Everyone in the village had similar problems so we hired a lawyer. It took 3 years to settle this in court during which time we had to pay the bogus taxes. The lawyer said it was a scam as the town needed funds and knew they'd have to refund the money eventually. But that could take years and people could have sold by then....
