Under contact and not happy with my agent

I'm under contract for a coop purchase and about to start work on the coop board package. Now, I'm not confident that my agent will be diligent in helping me complete the application. He's not being proactive with the process. Is it possible to terminate and replace my agent at this point? I didn't sign anything with my agent.

RPA,

You can replace your agent but the seller's agent will need to pay your existing agent his/her half of commission (assuming both are REBNY) as he/she produced a willing buyer for the seller resulting in a contract. I am sure there is plenty of paper trail despite you not signing a contract with the broker.

Who will pay your new agent whose main job is to help you complete the application?

Perhaps you should consider hiring front_porch for just that (if she's willing).

You can hire boardpackager to help you to create your board package or just have them review for completeness. It's not cheap, but if you are really concerned about your agent, this might be a way to help put your mind at ease. https://www.boardpackager.com/specialists.

300 Mercer is correct about your buyers agent needing to get paid- whether they help you going forward or not. Once there was a meeting of the minds- the contract getting signed, it doesn't matter that you didn't sign anything with this buyers agent- but they have earned a commission, provided the deal closes.

30 years, thank you for the recommendation. I do love me some robust board applications.

I would be tempted to say the risk of jumping in at this stage isn't worth the reward (what if there's a turndown, which isn't the way I tend to roll, but it could happen -- and then the buyer's agent decides it's my fault ?) but I am happy to talk to rpa off-line at least.

Uptown, have you ever used any of the board packager specialists? Because the portal itself is still clunky enough that a lot of what I do is add and annotate things it's not exactly asking for, and I still think that's where the value-add is.

Hi Front Porch,

While I have used Boardpackager quite a bit, I have an internal admin that I have used for years to actually create most of my board packages (though at times I have done it myself due to my admin getting overloaded). Yes, the portal is clunky, and I agree that agents/admins add and annotate things it's not asking for. That said, we just had a discussion about the BoardPackager specialists with my group about a week ago when one of our agents was at a charity auction and a specialist from board packager was one of the items up for auction. Apparently the stated value was $2,000 with a recommended starting bid of $750. As I understand it, these specialists have reviewed thousands of board package submissions and incorporate that into their work. I can't speak to whether the quality lives up to what's being offered or not- but I would hope for the type of fees that they are asking that it does. I would imagine to the inexperienced agent that has no or poor guidance that this service could be helpful if they don't know where to turn. I can offer that I had to review a couple of board packages not too long ago (one as a condo board member only and another as both agent and board member- since we are only a 12 unit building and only have 2 board members). I am trying to be polite here- but let's just say the buyers were lucky they were buying a condo and not a co-op because if my building was a co-op, I would have had to toss the packages back to the buyers and asked them to start all over again.
